We are PR couple , planning to buy first condo property. Are we allowed to sell the condo before TOP?Is that profitable ?If we are planning to get a new launch with 650K budjet & with 80% bank loan . How much will be the monthly installment for the bank loan before it reach TOP ?(i just want to get a range , because need to find out whether we can afford our current rental + bank loan)

Hi, if you sell off the condo before its TOP, chances are you will still incur paying the Seller Stamp Duty. For selling of any private property within 4 years period, seller stamp duty will apply. As for your loan issue, why not let my banker assist you further?

Hi,

Selling before condo TOP usually incurs Seller Stamp Duty as it is still within 4 year holding period. Typically, it follows progressive payment mortgage repayments, hence your monthly payments build up and eventually stabilize when TOP. The amount depends on the loan amount and loan tenure you took. Perhaps I can have more details to do a rough estimate?

Good morning buyer,

Yes you are eligible to sell off your private property before TOP, we call it subsale. But normally this subsale might not be profitable because most likely you will be subject to seller's stamp duty.

Seller's stamp duty: stamp duty a seller has to pay if he doesn't hold the property for at least 4 years and it's a staggering reducing basis. 16% for 1st year, 12% for 2nd year, 8 for 3rd year and 4% for 4th year. Thus I will usually recommend client to hold at least 4 years before they sell.

As for mortgage repayment schedule, it will be best that my banker can advise you on this. May I know how can I get in touch with you?

You can sell before TOP, also known in Sub-Sale, however you will be subjected to SSD. I have engaged in subsales and in that context, it is more beneficial for buyers than sellers. If you can, do wait on your property before selling as there is scope for appreciation over years.
