Hi, I owned 3 room HDB flat at yishun ave5 block 73x. Now I want to upgrade to 4room flat at Yishun, admiraty or sambawang. I hope the flat is quite new or good design. We are China PRs. It is possible to do that? and I still have 140k bank loan. based on history resale transaction, my flat may sell about 350k. I want to know how much cash I can get if I sell my flat. Then I can know my budget for 4 room.

Hi Liu Li,

In order to determine you cash proceeds to work out your purchasing budget, you will need to find out further about how much have you utilised from your CPF account for this unit inclusive of interest. This can be done via CPF website. To be eligible to sell your existing unit, you will be required to have fulfilled your Minimum Occupation Period. In addition, with new regulations implemented, PRs are subjected to ABSD for the purchase of HDB as well.

First of all, congrats on your plans for an upgrade.

Yes, as China PRs, you may upgrade to a 4 room in the locations that you have stated. As for how much cash you may get back after the sale, we will need to do a calculation. In order to calculate that, I would also need to know how much CPF you have utilised and we also need to factor in the intereste accrued from utilising our CPF for the house. After that then we can have a proper calculation.

Maybe we can meet up to discuss this further and I can also get the figures to do the calculations for you. I can also take the chance to share with you how I can market the property for you. We will also need to discuss the time schedule for the moving out of the old house and the shifting into the new house as you are looking to sell and buy. Ultimately you will also want to meet the agent who might be serving you right?

1) How much CPF have you used for the current unit, including interest?
2) How much loan are you eligible for?
3) Are you aware that you are liable for 5% ABSD if you purchase the upcoming unit?
