Is this purchase planned as your accommodation or for investment via rental income?

For home loans, you will be eligible to loan up to age 65, where the loan quantum is derived based on your income subject to 60% Total Debt Servicing Ratio. An alternative to extend the loan tenure can be done via refinancing of the loan in the short future subject to the regulations then.

In general, agent fees are usually paid for by the sellers for private property but there are also occasions where purchasers pay agent fees to their appointed agents for certain arrangements. This can be discussed further.

Your cash component of the purchase is minimum 5% where remaining can be covered via CPF and loan if funds are sufficient.

Based on your age, the max loan tenure would be 27 years. Extension of the loan tenure can be done( T & C applies ). As for the max loan amount, will need to based on your income and your monthly commitments. 1 bedroom around $550k is still do-able.. Just a side note, as a PR, you will need to pay Additional Buyer Stamp Duty ( can use CPF for this ).. For buying a private property, buyers are not required to pay agent fee...
