Hi, I am a 37yo Singapore Citizen married to a Malaysian (not Singapore PR), living and working in Australia and paying no Singpaore taxes. Am I able to purchase a new or resale HDB flat and rent it out whole or just the rooms without satisfying the Minimum Occupation Period?

Hi,

Yes you are eligible to purchase BTO (new HDB) or resale HDB under non-citizen spouse scheme. However, you cannot sublet the whole unit during MOP period. You can sublet rooms out during the MOP period, but you need to be physically staying in the flat.

If its purely for investment purposes, you might want to consider purchasing a private property instead. No restrictions on subletting and immediate rental yields available. Thanks and look forward to value-add to your housing plans further.

Good afternoon buyer,

Yes of course you are eligible to purchase a BTO or resale flat with your spouse under non citizen spouse scheme but I am afraid to inform you that you will have to fulfill 5 years minimum occupation period before you can rent out the whole unit. In addition, you have to physically occupy the unit if you are thinking of renting out the rooms.

Under this scheme, only your income will be taken into consideration cause your spouse is a foreigner.

I do understand HDB regulations are restricting your intention. But have you think of investing in private property instead?

No restriction in rental. Both income will be taken into consideration for mortgage application. You will not be subject to additional buyer's stamp even though your spouse is a foreigner as IRAS will treat this property purchase as your matrimonial home (exemption).

Hi,

As a Singaporean, you are free to apply for a new BTO or purchase a resale flat with your non-citizen spouse.

However, take note that you will need to serve a 5-year Minimum Occupation Period (MOP) before you can sublet your whole HDB out.

You might want to consider purchasing a private property instead, as you will be able to rent out for immediate rental income. This is now a Buyer's market, and it is advisable for Buyers like you to take advantage of the current market situation.

You are a Singaporean, and have every rights to purchase a HDB resale without restrictions. Sublet the rooms is allowed during MOP.

Whole flat rental is only allowed after MOP.
