Hi Guru, im singaporean aged 26, would like to purchase a private property, Could you advise on what kind of property i'm eligible in and how much will it cost for the downpayment before the yearly instalment etc?

For SC, you are eligible to purchase almost all type of property. The major factor would be what sizing you prefer and your budget.

Hi Ms. Ai Ting,

As a Singaporean, you are eligible to purchase most kinds of private property. It depends on your preferred price range, the locality and size. For a 1st property purchase, downpayment will take about 23% on the purchase price, payable within 8 weeks. Breakdown as follows:
5% cash (minimum)
15% CPF
3% Stamp Duties & Legal Fees
80% max bank loan.

Hi Ai Ting, usually for single buyer, they would go for a 1 or a 2 bedder condo unit. And if price is of a major concern to you, may I suggest a few projects like Santorini or 1suite Condo where a 1 bedder will be below 600k.

I’m Daniel Tan from Huttons.

As a Singapore Citizen, you are open to all types of private properties, from typical condo/apartment to landed property.
Depending on the property type and requirements you are interested in, the price of the private apartment varies greatly. Therefore as a general guide, we will use 1 Million as a guide price.

1. Downpayment of property - 20% (S$200K: 5% Cash + 15% Cash/CPF), 80% loan
2. Buyer Stamp Duty - 3% minus S$5,400 (S$24.6K Cash first, CPF reimburse)
3. Additional Buyer Stamp Duty - 0% (Local 1st property)
4. Legal fees/ Others - ~S$3K

Therefore the overall initial upfront payment will be around S$230K for a S$1M property.
