Currently I own a condo with about 1.2M outstanding loan which I'm currently residing in.
I'm exploring upgrading to a landed property. How would the process work in general, and what are my considerations in terms of affordability and timeline (e.g. how do I "time" it properly between selling my current property and buying a new one? Sorry for the high level question as I'm new to this, but would like to take this as a starting point for further questions.

Hi Eric,

Most upgraders in your situation will sell their existing property first before committing to the next one so they will avoid paying the 20% ABSD upfront, as it is a hefty sum. They will also factor in an interim period at a temporary place as the eventual landed property they proceed with needs some time for A&A works or rebuilding.

There will also be some time for the discovery process of the estates and particular streets to zoom into. Are there any amenities or schools or location near loved ones you want to be at?

As for affordability range it will be determined by your sale proceeds and cpf refund, cash set aside for property, as well as the indicative loan attainable based on your age income and any loan installments, should you intend to take a home loan again. We can do a ballpark preliminary calculation if you don't mind to share some personal info.

Have you purchased your condo more than 3 years as well to clear the SSD?

Upgrading a landed property is a good move as land prices will continue to go up in the long run. I have assisted my clients who are in the same situation as yourself to upgrade from a condo to a landed.

Firstly we will need to plan the finances to ensure that you are able to take up sufficient loan and together with the sale proceeds of the current condo, be able to afford the landed comfortably and that the monthly mortgage will not be too stretched.

We will also need to time the sale and purchase process concurrently so that you can avoid the ABSD and also be able to move from your current place to the new one without the need for an interim housing. With proper planning, we will be able to squeeze in some time for renovation as well.
