HDB prices in Punggol are generally pretty stable with an average price of around $350,000 for 3-room flats. An interesting observation is that in Q4 2018 and Q2 2019, the median price for 4-room flats is higher than 5-room flats.

There has been little to no movement for rents of HDB flats in Punggol. Since Q3 2018, the median rent for 4-room HDB flats in Punggol has held firm at $1,850 per month, however, beginning from Q4 2018, the median rental price saw an increase of $50.
The only executive condo launch in 2019
Piermont Grand in was the only executive condo (EC) launch in 2019 (and likely for the rest of the year). The project was a hit among buyers, selling 375 of its 820 units at launch, at an average price of $1,080 per sq ft (psf).
The site is sandwiched between the Sumang and Nibong LRT stations and spread over 13 mid-rise blocks. Nearby amenities include Punggol Waterway Park, Punggol SAFRA club and Tampines Expressway.

With so many exciting changes planned for Punggol, prices of residential properties in the area are expected to climb upwards over the next few years. Young couples, especially if they plan to work in Singapore’s upcoming Silicon Valley, should definitely consider buying a home in Punggol.
