Another big project with 1012 apartment units
Another big project with 1012 apartment units, 40 townhouses and 5 strata shops. Grand illuminated entrance with a host of facilities that one can't complain much about.

Not worth the price
Went to the showroom. Very basic condo and layout, nothing 2 shout about. It's merely speculation by property agents, go down and see for urself. Suggest take a look at other projects and compare.

Overpromise, underdeliver
From the outset, this project was never a good bargain.
1. En bloc price was too high - higher than what was paid for Shunfu (that will never bode well).
2. the psf is so high that all the developer is doing is making discounts, this makes it look cheap and lelong - still no takers.
3. developer probably thought that rosyth was a sure win, but unfortunately it is not.
4. even the CEO said that there was strong demand from previous residents of Serangoon Ville - and including that we only saw a sale of 112 units, about 1/3 of what was available, meaning not much interest from the general public.
5. location is not good yet the commanding price is high - developers are small timers as compared to the big boys.
6. only saving grace is that your kid can probably go to rosyth - then again, is that really necessary? Hundred Palms will have been a better choice right?

Nothing superior...
Looking at their marketing pitch, I thought this project is indeed well located. Nowhere near to MRT or NEX, even Chomp Chomp is barely 'walkable'. No catchment area for potential tenants either. If buyers are paying ABSD, it needs Serangoon price to go near $2,000psf before seeing any decent profit. Not to mention you will need top up your housing instalment if this is rented out. ie. rental yield is low, low, low... funny how Singaporeans like to jump into the herd instinct.
