A new dawn at Bedok

The planned transition of Bedok Point mall to a residential development with commercial units on the ground floor was first announced in July 2021. It was then recently unveiled that the highly anticipated project will house 158 and 12 residential and commercial units respectively, standing 17 storeys tall.

This is the first mixed-use development launch in 10 years at Bedok that is a few minutes from Bedok integrated transportation hub with retail and F&B offerings, recreational facilities as well as popular schools within 1 km.

The developer, Frasers Property, whose portfolio consists of residential, commercial, industrial & logistics, hospitality and retail assets in over 20 countries and across 70 cities, said in a media interview in July 2021 that it is looking “to create a sustainable, safe and adaptable environment (referring to the redevelopment of Bedok Point) that enjoys greater connectivity and accessibility”. As such, the transformation to a predominantly residential development – Sky Eden@Bedok – is timely, as URA announced its development plans for Singapore over the next 50 years and beyond.

Growth in tandem with URA long-term plans

Sky Eden@Bedok is in a locale poised for growth as URA’s long term plan provides for better mix of private and public housing in the upcoming residential estates at Bayshore, near East Coast Park and Simei, along with supporting amenities and recreational options into the area near Upper Changi MRT station. These future developments will enhance the vicinity as a residential enclave with conveniences within easy reach, providing vibrancy to the entire eastern part of Singapore.

More plans are also underway by the government to further rejuvenate the city’s East region. These include the upcoming Terminal 5 Changi Airport, designed to handle 50 million passengers a year, and Changi East Industrial Zone, the expansion of Changi Aviation Park and the development of Changi into a new business and lifestyle destination. Through the Business Improvement District programme led by Singapore’s Urban Redevelopment Authority, the Paya Lebar Central precinct will have more community and cultural spaces. The Paya Lebar Airbase will also make way for the redevelopment of the town, which will see the building of more residential, recreational, commercial, and industrial developments.

Moreover, the proximity to the announced Geylang-Changi identity corridor aimed at strengthening the identity of distinctive places and safeguarding the nation’s heritage, will see to the retention of a distinctive local character with the sights and flavours residents are familiar with. Imagine Sky Eden being linked via such a corridor to identity nodes and heritage areas such as Joo Chiat and Tanjong Katong under 10 minutes of a car ride. These are where decades-old buildings act as visual and historical signposts in the midst of the ongoing gentrification of Singapore’s east.
