Listed property developer GuocoLand has done it again. Following the incredible feat of transforming the Tanjong Pagar neighbourhood with Guoco Tower, an award-winning integrated development, they recently unveiled its latest mega mixed-development Guoco Midtown, set to do the same for the Beach Road area.

Guoco Midtown will be the latest addition and the final critical piece of jigsaw that connects the other key developments in the Beach Road/Ophir-Rochor Corridor such as Suntec City, South Beach, DUO, and Shaw Tower (currently undergoing redevelopment). Once complete in 2022, Guoco Midtown, strategically located at the intersection of three key office micro-markets: City Hall, Marina Centre and Bugis, will feature a total built-up area of 950,600 sq ft, with offices taking up 770,000 sq ft; retail and F&B spaces will account for another 32,290 sq ft; while the residential component—Midtown Bay—will feature 219 luxuriously-fitted units.


As one of the objectives that GuocoLand hopes to achieve with Guoco Midtown is to create a definitive social heart for the district, more than 170,000 sq ft of land area has been set aside for landscape and public spaces.

There will be 10 different plazas and gardens dotted around the mega mixed-use development, of which six will be open to the public—these plazas and gardens provide spaces for exercise, events and cosy nooks for unhurried and meaningful human interaction. Unlike other mega mixed-developments which often comprise podium blocks, the developer has incorporated street level buildings and public spaces to create a more human-scale, street feel.


Understanding that the way companies operate and the way people work and live have changed drastically, GuocoLand has rolled out a new “core and flex” leasing model to offer companies with greater flexibility in terms of workforce and space needs—about 15% of the net lettable area (NLA) within the office space has been set aside for flexible and adaptable spaces which will give tenants the option to expand or contract their teams without having to move or renovate their main offices. Part of the 15% includes two floors that companies to use to set up “innovation laboratories” or experimental start-ups.


Another key component of Guoco Midtown is Midtown Bay, the 33-storey residential tower comprising 219 luxurious units. Home buyers who are keen on living close to where they work and being a part of a very vibrant, dynamic community would want to consider a unit here, offering one- to three-bedroom apartment types, ranging from 409 sq ft to 1,324 sq ft.

Catering to the social aspect of living in the city, the units in Midtown Bay are specially designed for entertaining at home. Extra emphasis has been given to make sure that the living and dining areas are large enough to host intimate parties in the privacy of home. At the same time, the layout of the living and dining areas is also nimble enough to be converted to conducive work spaces.
