From investment perspective, HDB flats always shows a trend of depreciating value since 2012. However this is much more crucial for older flats as there is restrictions for buyers on terms of CPF usage and loan if they purchase a flat where the lease could not last them till 95 years old. This will result in a smaller pool of buyers should you plan to sell your flat in the future. Worst if your flat have less than 20 years lease left as such flat won't allow buyers access to CPF usage and any loans to finance it. However if you plan to purchase as a place of stay or retirement home, a careful planning is required to account for any unexpected events that might happen in future.
