Would like to ask, we are having a combine employment income of ~10k with a combine cpf of ~150k , what is the maximum recommended hdb be it resale or bto that we are able to get if we are willing to have a maximum cash outlay per month would be 1k.

By the way, you may like to settle the loan eligibility first by applying the HLE as well as the loan from the bank and from there you would be able to know what’s the comfort range of the type of HDB flat you wish to go for.

Based on just looking at the figures that you have provided, I can say that both you and your hubby are in a very comfortable position to purchase your HDB. As for a more detailed calculations, we will need slightly more details.

So what I can suggest is, to trouble you to drop me a message and I will send you the details that I need. Then my partner who is also my wife, will churn out a detailed calculation for you and your hubby. Financial calculations are her forte! Haha. Then when that is done, we can arrange for a meetup with you and your hubby over Zoom and we can explain the figures to you. Why an explanation is needed is because there are quite a number of components to the calculations. Not only will we calculate your affordability but most importantly how comfortable you are in affording the purchase. We will also calculate to see if there can be any reserve funds that we can keep to standby for rainy days. By the way no worries on the meetup and the calculations as there are no obligations at all.

We often tell buyers that nowadays home purchasing is very different from the past. Last time, agents do not really care whether the buyers buy, how the buyers buy, how they finance the house and whether are there any forms of creative financing. But as our real estate market becomes more sophisticated, all these becomes very important. As our real estate becomes more and more expensive, how we make our purchase to day will determine our next purchase in the future. And yes this does not apply to only private condominiums. It applies to HDBs as well.
