I am a serious buyer, looking to buy my first investment property in D11.

Is it true that one can buy a private condo without a buyers agent? If so, does that mean I have to handle the legal paperwork myself?

Can the sellers agent handle the paperwork for me? - If not, where do I start looking for buyers agent with a good track record in district 11.

HI!

Yes it's true that you do not need a buyer agent to handle for you as the seller agent could assist you with it.

However, it would be best if you get a buyer agent to assist you because there will not be any cost from your side and he will assisting you in your best interest unlike seller's agent.

The buyer agent could co-broke and share the commission with the seller agent while handling your case .

Hi, yes as a buyer, you need not engage an agent to assist you and what's more, the seller agent could complete or handle the paperwork for you too. But having an agent, it brings to you more benefits than harm. As a buyer agent, we are always on the ground and so we do know where are the good buy or good deal and we could always suggest such projects to you and to assist in arranging viewing all the way to the negotiation when closing the deal. What's more, you do not need to pay any commission at all. Hope it does makes sense to you.

Getting a buyer agent will help to ensure you get the process professionally managed, find an efficient legal partner to assist while he/she can also analyze the pros & cons with the comparable data on whether the buy is a good deal. The sellers agent has no duty of care to you since he/she is representing the seller's interest. Typically for private condo transactions, buyers need not pay commission as both seller and buyer agents will cobroke. Based on the system setup within Singapore, buyers can opt to purchase residential property without the assistance of an estate agent. However, in accordance to CEA ruling, seller agent are not liable for your responsibility on the documentation and procedural submitting. This is to prevent any conflict of interest throughout the transaction. It would be advisable that you engage a qualified agent to assist you on the hunt.

Hi friend,

Yes, you can make a purchase without an agent representing you.

you would need to know the various procedures at your finger tips.

By now you would know that as a Buyer of private residential units, you need not pay commission to your agent.
He gets it from / share with the seller's agent.

There is One important point you need to know.

According to CEA, the agent representing you is to look out for your best interest throughout the process.

You can liase directly with the seller's agent, without having one yourself.

Be advised that the agent will be looking after the interests of the seller, not yours.

It does not cost you a cent, but have all to gain.

I am happy to extend my expertise to help you in your purchase. As much as i hope you would use my service, you are free to use any agents. BUT PLEASE engage an agent to help you and look out for your best interests.

Yes you are definitely right that you dont have to engage a real estate salesperson to represent you in a purchase, you can deal directly with the seller's agent.

But you do take sometime to take about it.

As a private buyer, you dont have to pay commission for services provided by your representative. Secondly you will have a professional thats provide you expertise and knowledge during viewings and negotiation.

Will the seller's agent protect your interest? You have to understand they REPRESENT seller not buyer.
