Sitting on a plot size of 22,535 sqm, Pinetree Hill comprises three 24-storey blocks housing approximately 520 residential units.

As the entire Pinetree Hill site sits on an elevated plane, all units on lower floors get enhanced privacy compared to other developments on level grounds. As an added bonus, the development is north-south facing so all units are spared from direct sunlight any time of the year.

Residential blocks are intentionally staggered to maximise space between the tower blocks. This enhances airflow across all units while also allowing residents to truly enjoy unblocked views of Clementi Forest, Bukit Timah Nature Reserve, and the Dover neighbourhood.

For homeowners who prioritise having ample space, Pinetree Hill is a project to be considered given the larger percentage of land space set aside for residential blocks as opposed to newer developments in the area. 88% of Pinetree Hill‘s site is set aside for landscaping while the other 12% is assigned to residential blocks. Pinetree Hill: Ulu Pandan URA Master Plan

Under URA’s master plan, the Ulu Pandan neighbourhood is set to undergo some transformations. These ongoing and upcoming enhancements will not only boost the livability of the area in time to come but also benefit residents.

Within walking distance of Pinetree Hill, a nature park will be built in the western part of the Ulu Pandan estate. To keep up with Singapore’s growing population, the Clementi Forest has been zoned for residential use since the 1980s.
