Project Details

The tagline for this new development from Oxley Holdings is Hillside Address, City Living and that sums up Kent Ridge Hill Residences perfectly. With private and direct access to Kent Ridge Park, the 47-hectare green oasis almost serves as an extension to the project’s already impressive list of facilities. But, despite the park – which forms part of the Southern Ridges – acting as a dramatic and lush backdrop to the residences, it is still within very quick and easy reach of the city and is only a short walk from an MRT station.

Its proximity to nature permeates every aspect of Kent Ridge Hill. The large site area features many water, flora and fauna themed facilities such as waterfalls, an amazon lawn and playground, and forest and rainforest walks. It also has the more traditional amenities including a tennis court, gym, various swimming pools, barbecue decks and pavilions.

The development is built on naturally sloping land, giving residents enhanced views and privacy over the surrounding low-rise enclave. Particular attention has been paid to the look and exterior design of each block. Instead of the ubiquitous whitewashed or solid colour facades, the developers have gone for a vinyl cladding that looks even close up like real timber. This has the advantage of being able to resist the harsh Singapore climate without diminishing its looks.

The study area is the first part that greets you when you enter and is large enough for a good sized desk. It is separated from the living room area to avoid distractions, and does feel like a separate study area.

Once again, the kitchen is roomy and makes good use of storage. The quartz work tops are deep, meaning they can be used to both store items and still provide space on which to prepare food.

Porcelain tiles on the floor and ceilings compliment the Grohe fittings and glass screen.

The combined living and dining room can fit in a table and sofa without the feeling that they are overpowering the room. The proximity of the floor-to-ceiling windows looking out onto the balcony and beyond extend the space, while letting in natural lighting.

It may be called compact, but that is not the impression you get when you walk in, with its wide hallway that leads from the entranceway through the kitchen and into the living area. The porcelain flooring (marble in the penthouses and strata housing) reflects the lighting, further enhancing the feeling of space.

Because of the wide hall, the kitchen in no way feels cramped. Like all the units, it features a quartz counter top, Bosch hob and oven, and Electrolux fridge freezer and washer dryer.

The master bedroom is spacious, with easily enough room to accommodate two bedside tables alongside a king size bed.

Throughout the units, clever space saving designs are incorporated, such as this compartmentalized drawer.

The bathroom is also roomy, with porcelain tiles on the floor and walls, and Grohe fixtures and fittings.

3 BR Premium Type CP1 (1,044 sq ft)

The living area is capable of accommodating distinct lounge and dining areas, while the glass screen that separates the kitchen keeps odours and noise away from the common areas, while allowing light in and giving both rooms an open, airy feel.

Two rooms lead off from the kitchen, a small toilet, and a bomb shelter. This could be used for many things, in the show unit, they have converted it into a charming wine cellar.

The master bedroom is once again spacious enough to have a king size bed without it completely dominating the room. The room features a large L shaped wardrobe, with very nice detailing and a solid feel to it that screams quality. Little touches like the tie rack and individual compartments pay testament to the time and effort that has gone into the design for each unit.

The second bedroom is also a good size, while the third is perfect for a single or bunk bed.

Location

The street and neighbourhood Kent Ridge Hill sits on is quiet. Quiet enough to hear the birds in the morning, and smell the trees and plants. Having said that all your local conveniences are only a short distance away. Pasir Pajang MRT station on the Circle Line is less than 10 minutes’ walk, and in the same vicinity there are convenience stores, restaurants, spas and Pasir Panjang Food Centre.

Mapletree Business City is less than five minutes by car from the residences, and Science Park II and one-north only a couple of minutes further. The CBD is also easily reachable courtesy of the West Coast Highway and AYE.

But of course, the main attraction is behind the development. With access via its own private stairway straight into Kent Ridge Park, you are instantly transported into one of the most dramatic and beautiful parts of the island. The Southern Ridges, with the magnificent Henderson Waves, the manicured Hort Park and splendour of Mount Faber are literally on your doorstep.

Summary

In marketing this development, Oxley has been very open about their philosophy for Kent Ridge Hill. They want it to be a catalyst to connect people and their families to nature, and in so doing bringing them together. This is a very laudable concept, and it works because firstly they have a very good product, and secondly because they have not neglected everything else that makes people want to live – and buy – somewhere.

Besides landed property, there is very little competition in terms of condos or apartments in the immediate area, and that is another of its strengths. Walking up to the showflat (which is beside the actual site) you really do get the sense that you have stepped away into your own private world. Then a quick look at the map, and you remember just how connected you still are.
