Atlassia
Atlassia is a boutique freehold, mixed development in the landed enclave in the Joo Chiat area in District 15. The development by developer K16 Development comprises of 31 units with eight conservative shophouses on the ground floor. The condo is a redevelopment of the former site for nine shophouses in Joo Chiat Place, which were en bloc in 2021 for $33.9 million. Atlassia is a unique mixed development in the predominantly low-rise landed area of Joo Chiat Estate. Being the first Heritage Town in Singapore, Joo Chiat brings lots of old world charm that exudes laid-back, kampung charms. The design combines the historical charm of shophouses, dating back to the 1950s, with the modern architecture of modern day apartments. For a freehold development, it has a pretty decent starting price. At just $1.1 million, it makes owning a freehold property within the reach of many young couples who are just starting out in their career. Its location in an area that is well connected to shopping malls, food places, and schools also makes it the ideal choice for many, regardless of whether you are a young family or bachelor/bachelorette. The development is located between Eunos MRT (EW7) and Paya Lebar MRT (EW8). Both MRT stations are within 1km distance from the condo. Besides the two train stations on the East West Line (EWL), it is also near Dakota MRT (CC8) and Marine Parade MRT (TE26) stations. These two MRT stations are around 1.3km away and is conveniently located near major road networks like Sims Avenue, Guillemard Road, and Still Road. All of which link to the expressways like East Coast Expressway (ECP), Kallang-Paya Lebar Expressway (KPE), and Pan-Island Expressway (PIE). Atlassia provides its residents with the basic condo facilities like a swimming pool and open sky courtyard. On top of those, residents can also find access to a smart security system that is mobile accessible. Within the building, there are also charging points for electric cars and e-bikes for residents who are big on green technology. The highlight within each unit is the kitchen. The kitchen comes designed with integrated appliances that are built into kitchen cabinetry. It is also fitted with back-lit fluted glass top cabinets and a crystal quartz countertop and backsplash. This provides a seamless, luxurious and yet clutter-free look in the kitchen. The Joo Chiat area is a popular food place for many foodies and Atlassia sits right in the middle of Joo Chiat. This means that residents will not find any shortage of food choices along Joo Chiat. Beyond Joo Chiat, The Katong and Paya Lebar areas are also popular for dining in with Instagram-worthy brunch cafes and fine dining spots to choose from. Dunman Food Centre, Haig Road Market and Food Centre, and Geylang Serai Market and Food Centre are also less than a 10-minute walk away and if you want some affordable and delicious food option. The development is a short distance away from the sub-regional commercial centre at Paya Lebar, a vibrant shopping, entertainment, and commercial hub on the city fringe. Paya Lebar has developed into a lively commercial centre in the last decade. It has not only brought vibrant and attractive public spaces to the area, but it has also created many jobs with companies like Income, Great Eastern, SMRT Corporation, JLL, and SkillsFuture Singapore moving their office to Paya Lebar. Atlassia is developed by K16 Development Pte Ltd, a privately-owned developer with a reputation for constructing landed homes. Some of its past projects include the luxury landed project at King Albert Park, a good class bungalow enclave designed for comfortable living in the tropics. This is also not the first foray from K16 Development into the heritage-rich Joo Chiat enclave, having previously delivered Olloi, a freehold boutique development with 34 units as a future-forward take on the traditional shophouse. The architecture design is by Formwerkz Architects LLP. In their design, they took into account the rich heritage of Joo Chiat as one of Singapore’s most prized historical districts as the main inspiration for Atlassia’s architecture. Atlassia will be launched in May 2022 with 31 units put up for sale and is expected to be completed and obtain its Temporary Occupation Permit (TOP) in November 2025. The Atlassia showflat location is off-site at Joo Chiat Terrace (Singapore 427181). The actual development site is at 30 Joo Chiat Place (Singapore 427754), which is down the street from Tembeling Road (200m). Atlassia’s selling price is selling at a starting price of $967,100 with the per square foot (psf) starting from $1,899 psf.
