  Eunos Mansion is situated at the Eunos link exit, has easy access to PIE. Nearest MRT is at Eunos at 1.14km. Located within 1 km of 2 primary schools. Commanding a rental of $2psf (official lodged caveats) and current asking of $2.50psf, it is able to generate about 3% rental yield based on the current selling price. As of most OCR areas, Eunos is suitable for buyers looking at own stay. Em-compassing big live in areas as compared to the surrounding newer projects, Eunos Mansion is popular with buyers looking with bigger areas with a lower quantum. Holding a freehold status, En Bloc for Eunos Mansion is a possibility a few years down the road. There is a nearby land sale site for Jalan Eunos is located at a plot of land close to Eunos Mansion. It is going to be 99yr leasehold residential, about 5 storeys high. Since it is still undergoing tender (not sold by URA yet), it will most likely be built after 6 + x years. Estimated land price of 218mio to 249mio (350psf ppr to 400psf ppr) = $850psf launch price average (estimate)for low rise condo. With no other condos within the vicinity and addition of unused space, plot of land at eunos mansion will have potential with developers with a good site plan layout for stay in developments.

  Eunos Mansion

  I never encounter a Big unit of Private apartment "CHEAPER" rent than a hdb 3 room 1.6K. I don't mind for temporary stay since it is dirt cheap. One thing for sure, i won't buy for investment nor long-term stay & pray for enbloc, i doubt such inconvenience location more-over hiding in industrial area has any possibility for enbloc potential. The exterior cum interior furnishings are horrible condition. No upgrade, simply nothing. Driving is killing here as every day round the clock is traffic jam.

  Ennos Mansion

  It is very illogical for houses especially freehold to have rental as low as below $2k. The investment return is really pathetic . How to buy such property only if hope to pray for en-bloc everyday.
