Aging condo, frequently under repair / breakd

Even after a 5 year renovation period, lifts continue to break down frequently. Common facilities are regularly closed for repair. Constant nearby construction noisy. 20 year old condo starting to show it's age. Great location / transit links.

Unbeatable location, great upkeep

Great location, Queenstown MRT is literally just besides the development, with sheltered walkway with about 3min walk to MRT. For a 20 year old condo, upkeep and maintenance is managed very well, and does not show the condo's age when compared to similar aged condos in the vicinity in Redhill area. Landscaping is less than ideal though, not as much greenery compared to newer developments. Lifts have been recently completed upgrading exercise, previously lift breakdowns were common gripes. Facilities such as swimming pool is surprisingly underutilized and never seemed to be overcrowded. Huge swimming pool right in front of foyer entrance. Overall peaceful and quiet development and sizable plot of land area.

Horrible condo management

Lifts keep breaking down every week. See Google reviews. Management doesn’t care about residents discomforts. Facilities are worn out (tennis court 2 is “under repair” since last 4 years!)

Very old condo with nothing to brag about

Very pet unfriendly estate. Swimming pool is big but most facilities are old and uninviting.

Noisy but good

Pros - good construction in units. Stayed here for 5 years and never had a problem or defect inside my unit. No balcony so no wasted space. Location is very convenient next to queenstown MRT with direct bus to orchard road. Swimming pool is large and well maintained. They use icondo app so you can talk to neighbors and management.
Cons - lifts are old and often breakdown. Units quite close together, not so private. You can see in your neighbors window. Quite noisy because of MRT, construction and families with young kids. Carpark has very tall speed bumps. Depending on which block, it can be up to 12 speed bumps every time you drive in.
To me interior quality and no faults is the most important so it was a very good condo to me.

Loved Our Time At Queens

We purchased a 2 bedroom unit in 2007 and lived there until 2010 when we left Singapore.
It was a great purchase with good capital gain and an excellent pool. Having the MRT opposite was a real plus.
I would thoroughly recommend this condominium.

Avoid city living just next to Queesntow MRT

I like this project though it’s old, TOP in 2002, the overall maintenance is very impressive and compare to other projects about same ages, it’s really well-maintained and location also very good.

touted to be the tallest condo when built and immense mobility with the Queenstown MRT station at its door step. Orchard road and business district is just a few minutes drive away. the sprawling swimming pool is a big plus point.

a very well maintained condo

I have been renting a penthouse unit here for 2 terms. can see firework weekly in Sentosa. and it is so windy. I also like the fact that the penthouse have a room on the second level instead of just terrace and I can have my own cosy area with my partner. I will recommend facing away the mrt for the seaview facing and less noise. big pool which I loved. a very well maintained condo, environment is very clean for this condo given the age. 2 min walk to mrt. thou I have a car, I tend to just take the mrt to work. only bad things is not much amenities nearby. but given that there is a few upcoming nearby condo, hopefully the amenities will improve with the increase population in this estate.

Though it is nearby MRT, the MRT noise can be heard even at high floors as many units face the track. There is no immediate good amenities. The maintenance of the surrounding and carpark is rather bad. Asking price for the low rental yield is rather too high. With rental amount to go down further with the great increase in supply coming at especially nearby Redhill MRT station down the road this condominiums current asking price is rather too high for rental yield. It is good to wait. it is old for a 99 yrs Condo.

My dream home

I have been researching for a private housing unit for my family of 4 for past 1 year. Eventually we bought Queens because it is excellent in ALL ways :
Good location (near MRT, near city, near amenities);
Good interior layout(squarish, no planter/balcony wasted areas);
Good environment (windy, friendly, well-maintained, well-spaced property, good facilities);
Good investment (high & easy rental, more potential developments near this area to appreciate its value, low maintenance fees)!!
I am gonna love my new DREAM HOME!

Buying a Unit For Investment

A well maintained small estate used to be very popular for westerners and in recent years, there has been an observable increase of Asians from Korea, China, India, Indonesia and locals.
Most of units come with 3 bedrooms. The last transacted price in Jan 2012 was $1.3 million (URA website). A well-furnished unit could normally fetch a monthly rent of $4.5K to $5K, so it is a good investment. The only concern of buying a unit for investment now is that the price may come down in view of the cooling measure introduced in Dec 2011.

Very exclusive condo for locals and foreigners. Most of residents are Koreans, Japanese, Americans, Europeans, Australians, etc. Next to Queenstown MRT Station. Near Tanglin and Orchard. Good views for high floor units.
