Project Details

Park Nova is a 54-unit, freehold development located in District 10. It is a redevelopment of the former Park House that was sold en bloc to the developer (Shun Tak Holdings) back in 2018. The project consists of a single, 21-storey block that sits on a site area of 43,356 sq ft.

Positioned as an ultra-luxury development, Park Nova stands out from the other condos in the vicinity for its verdant greenery, sleek architecture, and undisturbed serenity. Not just that, the development also comes with spacious units (at least 1,492 sq ft) coupled with unique and exclusive facilities. With this development, the developer wants to redefine the perception of luxury living in the city centre.

Located along Tomlinson Road, the residential development features a distinctive façade with its signature biophilic greenery. The biophilic design not only facilitates air flow for natural ventilation, but also provides natural lighting at the terraces. You can also get a panoramic view of the city’s skyline from the terraces on the “wings”.

From the top, Park Nova resembles butterfly wings (symbolising the metamorphosis of a butterfly). The building’s metamorphic body provides different visual perspectives, depending on where you view the building from.

With Park Nova, the developer has created a unique enclave of nature within the bustling Orchard Boulevard area that brings together prestige, privacy and convenience. 

On the interior, every unit at Park Nova is not only sizable and roomy, but they each enjoy private lift access. Beyond the size, the units also come with branded appliances and fittings. For instance, the units are fitted with top-of-the-line brands like Molteni & C Dada, Vola and Laufen. 

The project is designed by several award-winning architectural and design firms such as PLP Architecture (lead design architect consultant), P&T Consultants (architect), Brewin Design Office (interior designer) and ICN Design International (landscape consultant).

Real estate developer Shun Tak Cuscaden Residential Pte Ltd is a subsidiary of Shun Tak Holdings, a leading Hong Kong-listed conglomerate with diversified businesses in transportation, property, hospitality and investments in China, Hong Kong and Macau. 

Shun Tak has over 60 years of real estate experience and has delivered several high-end projects in Hong Kong like Nova Grand, Nova Park and Nova City. Besides residential projects, Shun Tak also has a footprint in commercial developments such as Macau Tower, Artyzen Habitat and Mandarin Oriental Macau.

Recently, they have been expanding their footprint into China’s top-tier cities and successfully delivered iconic developments in China like Shanghai Suhe Bay Area Mixed-Use Development, a 233,500 sqm GFA mixed-use development consisting of residential, office, commercial and cultural components in one of the core commercial areas of Shanghai. Beijing Tongzhou integrated development (office, retail, serviced apartments and hotels) is another iconic development from Shun Tak that is located along the Grand Canal prime frontage in Tongzhou District.

Shun Tak has also been establishing its presence in Singapore as an ultra-luxury property developer in the downtown area. Its first foray into Singapore was 111 Somerset, a commercial complex with office, medical suite, and retail podium in the Orchard shopping belt. Shun Tak was also the developer behind Les Maisons Nassim, an exclusive and bespoke residence in the prime Nassim Road.

As a business, Shun Tak has been recognized for its Environmental, Social and Governance (ESG) efforts. It clinched multiple accolades at the BDO ESG Awards in 2019 and 2021, including the Best in ESG Award. The BDO ESG Award recognises outstanding listed companies in Hong Kong that have made a positive impact in the areas of Environmental, Social and Governance (ESG).

One of the selling points of the 3-bedroom unit is its size. At 2,207 sq ft, it is more spacious than regular condo projects of the same unit size. For example, the living room can comfortably fit an eight-seater dining table (as shown in the showflat) and still have plenty of room. This is rare for a 3-room unit.

Besides the spacious interior, other unique features include private lift access for all units at Park Nova. In addition, all bedrooms also come with en-suite bathrooms.

The living room is connected to the balcony which not only extends the available living space, but also provides a vantage point for city view. 

The living room (together with the dining area and balcony) is roughly about 700 sq ft. This is almost equivalent to the size of a 2-bedroom unit in some condos. Furthermore, the ceiling height is 3m, which further creates a bigger sense of space.

The kitchen sports a semi-enclosed design concept and is accessible from both the yard and the living room. 

Molteni & Co Dada cabinetry is provided for the kitchen. For the uninitiated, Molteni & Co is a luxury brand, and is considered the Rolls Royce of kitchen cabinets. This is the first time that Molteni & Co Dada cabinetry is used in a non-landed residential project in Singapore; according to the developer, they’re typically only found in good class bungalow (GCB) homes, which exemplifies the opulence of this project.

All kitchens are also fitted with Miele-brand electrical appliances, including an integrated fridge and freezer (concealed within the cabinet), oven, induction cooker, and hood and wine cellar.

The size of the study is also bigger than a typical study and lets you fit a worktable with space to spare. The floor is made from white oak timber, a type of hardwood flooring known for its durability and resistance to decay, water, and rot.

Bedroom three is about 120 sq ft and is spacious enough to fit two single beds with still plenty of room left. There is also a built-in wardrobe provided by the developer. 

Aside from that, it also has its own en-suite bathroom.

Bedroom two is the same size as bedroom two and has a built-in wardrobe and an en-suite bathroom. It’s important to note that all bedrooms at Park Nova also have a green view of planters outside the window/balcony that is maintained by the MCST.

What’s also interesting is that the plant species are carefully curated by the developer to ensure that they can only grow as high as the bed. This prevents them from being overgrown so you don’t have to worry about having your view impeded by the plants even when you’re sitting/laying down on the bed.

The master bedroom is about 420 sq ft and is the biggest room in the 3-bedroom + study unit. As seen in the picture, there’s ample walking space in the master bedroom even if you fit a king-size bed, and definitely feels like a 5-star hotel room. 

Like the other bedrooms, the wardrobe is from Molteni & Co. However, this is a walk-in wardrobe with a vast array of storage compartments.

The en-suite master bathroom is not only spacious, but it also sports a luxurious design. The walls and floor tiles are made of marble, whilst the vanity counter is customised and sculpted from marble.

The bathroom comes with fittings from premium Danish design brand, Vola, and features a classy copper finish.

Park Nova is situated at the intersection of Orchard Boulevard and Tomlinson Road. It’s an exclusive area made to be even more private and luxurious thanks to the design and luxurious facilities.

Park Nova comes with facilities like a hot spa, a jacuzzi, two swimming pools and nice green landscaping that outlines the site on the ground floor.

The Sky Terrace on level 14 consist of the gym, sky garden, sky lounge and terrace. For an exclusive 54-unit development, the ratio of facilities to number of units is rather high, which is befitting for an ultra-luxurious development like Park Nova. For homebuyers, this means that you don’t have to worry about having to share packed facilities with your neighbours.

In terms of view, those units on stack three have the north-west view towards Regent Singapore and Singapore Botanic Gardens. Meanwhile, units on stack two have the view of landed properties around Jalan Arnap/Kelawar and the high rise along Grange Road. Lastly, units on stack one have an Eastern view towards the Orchard Road Shopping Belt.

Park Nova is centrally located in the exclusive District 10, a sought-after and prominent address in Singapore. It is well-situated in a neighbourhood that brings a mix of prestige, privacy and convenience to its residents.

In terms of prestige and privacy, Park Nova lies between a series of renowned hotels (along Tanglin Road) and the embassies (along Napier Road). It is also right next to the GCB area at Chatsworth Park.

The development is also within close proximity to the Orchard Road shopping belt where you have access to retail malls (Forum, Paragon, ION Orchard, 313 Somerset, Centrepoint) and lots of F&B establishments.

Residents who enjoy being surrounded by greenery will appreciate that Park Nova is just 1.2km away (about a 16-minute walk) from the Singapore Botanic Gardens. Residents can look forward to evening strolls, runs, or spending time with the family during the weekends.

Park Nova is located just 850m away (11 minutes by foot) from Orchard MRT station on the North-South Line (NSL). The station is just four stops from Raffles Place MRT in the Central Business District (CBD). 

Alternatively, you can also take bus 36 at The Regent to Dhoby Ghaut MRT and switch to the NSL to Raffles Place MRT. Both routes will take about half an hour.

The good news is that the upcoming Orchard Boulevard MRT on the Thomson-East Coast Line (TEL) is just a stone’s throw away. By 2022, residents will be just three minutes away from the station.

Park Nova: Price

As mentioned above, Shun Tak Cuscaden Residential secured the former Park House site with a collective sale price of $375.5 million. This translates to a price of $2,910 per sq ft per plot ratio (psf ppr), which is a record high psf ppr in Singapore.

Each unit in Park Nova is currently selling at an average rate between $3,422 to $5,500 psf, according to the listing price on PropertyGuru.

Looking at the URA Master Plan for D10, we can see that Park Nova is located at the intersection between the mixed/commercial developments (Orchard Shopping Belt), the GCB landed enclave and foreign embassies (red). This means that Park Nova sits in a nice private area that is conveniently located within six minutes by foot to the commercial and retail areas along Orchard Road.

The URA Master Plan also shows that D10 is saturated and most of the land space has already been allocated and developed. Another new condo will only pop up if an existing one gets sold en bloc in the market.

The main highlight of the D10 Master Plan is the transformation of Orchard Road, which is set to undergo a major revamp. The goal is to turn Orchard Road from a shopping district into a lifestyle destination.

With the transformation, Orchard Road will become a 2.4km stretch of lively streets with four multi-dimensional sub-precincts: Tanglin, Orchard, Somerset and Dhoby Ghaut.

Park Nova lies right at the end of the transformed lifestyle destination of Orchard Road in the Tanglin precinct.

While concrete plans have not yet been firmed up, here are some highlights you can expect from the new lifestyle destination at Orchard Road:

  • New lifestyle experience at Tanglin with public art and outdoor dining at the conserved Tudor Court
  • New vantage point at Orchard/Paterson Road for a picturesque shot of Orchard Road
  • New mixed-use developments at Orchard Interchange which will add more commercial spaces that Park Nova residents can enjoy
  • Transformation of the old car park space at Grange Road into a new event space for dining and entertainment use
  • Introduction of new lifestyle uses to the existing buildings at Somerset

Residents at Park Nova can also look forward to greater connectivity with the upcoming Orchard Boulevard MRT station and Orchard MRT interchange station on the TEL. 

As explained previously, connectivity and accessibility will be further improved with the completion of Orchard Boulevard MRT on the TEL by 2022. In addition, Orchard MRT will also be an interchange station on both the NSL and TEL.

Summary

Park Nova offers a living experience that few condo developments can match with its city centre location, well-designed architecture, and convenient access to lifestyle amenities. The development also provides easy access to the NSL with Orchard MRT station and in the future, the upcoming Orchard Boulevard MRT station on the TEL will just be a stone’s throw away.

There is also potential for future price appreciation once the transformation of Orchard Road is complete. The area will be undergoing transformation from its existing shopping district profile into a new lifestyle destination.

Of course, given the positioning and location of the project, the price you are likely to be paying for Park Nova will naturally be on the high side. After all, it is a luxury condo in D10, and the developer did pay a record $2,910 psf ppr when they bought the former Park House.
