Designed to be an eco-paradise, homeowners and investors will enjoy several energy and water-efficient fittings, and several green features such as solar panels, rainwater harvesting systems and charging points for electric cars.

Luxus Hills Contemporary Collection is the second phase of the launch. Despite Covid-19 restrictions and the project being significantly more expensive compared to similarly-timed competitor launches (such as The M and Parc Canberra), these last 39 units sold much better than expected, being fully sold out after two weeks.

Project Details

Here’s what Luxus Hills has going for it:

1. 999-Year Leasehold

Landed properties are rare in land scarce Singapore, they make up only about 5% of the housing stock. Bukit Sembawang revealed that 95% of buyers acquired homes for their own occupation, largely attracted to Luxus Hills because of the large living spaces offered by the rare landed 999-year homes in a family-friendly environment. With full ownership of the land, owners can also reconfigure their homes over the years as their families grow and change.

2. Flexible Payment Schemes

Continued flexible payment schemes (introduced during the Signature Collection phase) for the Contemporary Collection allowed buyers greater flexibility in purchasing a landed home. The Stay & Pay Scheme allowed buyers to move in right away with just a 20% down payment, while the Reservation Scheme* allowed buyers to reserve their choice home with just a 10% deposit, catering for those who were perhaps awaiting proceeds from the sale of properties or undergoing enbloc sales.

3. Eco-Friendly Features

The Contemporary Collection has been awarded the Green Mark GoldPLUS Development award for their energy and water efficient fittings and green features such as solar panels, rainwater harvesting systems and charging points for electric cars. Designed for sustainability and comfort, the homes at Luxus Hills are mostly North-South facing, and all homes are installed with air filters for a clean and healthy environment. Each home is also fitted with a suite of smart home features, such as smart air conditioning, remote video intercom systems and a smart digital lock set to manage both the comfort and security of your family.

4. Multi-Generational Living – 3 Generation Envelope Design Terraces

Known for developing quality landed homes for multi-generational living, BSEL has once again seamlessly integrated the concept of a traditional family home with modern, flexible spaces complete with a fully equipped kitchen, pantry, spacious living and dining halls, and bedrooms with en-suite bathrooms

5. Larger Living Spaces – Courtyard Concept Terraces

The Courtyard Concept Terraces feature space-enhancing designs such as a central air well that is seamlessly integrated into the living, dining and recreational spaces, along with each storey of the terrace also boasting an expansive veranda.

Situated along Ang Mo Kio Avenue 5, Luxus Hill is nestled in the tranquil, low-rise landed zone for private landed homes, conveniently close to many dining options and well connected to all the major expressways. Luxus Hills Location: What else we liked

These landed houses boast a metropolitan vibe despite being just a few minutes away from numerous shopping and dining options, amenities and other conveniences. The Seletar Aerospace Park which forms part of the Seletar Regional Centre is also a mere short drive away, as is the Seletar Aerospace, a leading regional business hub for the aviation industry. Being so close to a large business hub means investors have more rental opportunities for their units, while residents of Luxus Hills will also have better employment and business opportunities close to home.

Luxus Hills: Nearby amenities

The nearby Lower Seletar Reservoir Park is an up and coming popular leisure destination for fitness and nature lovers. Located close to The Oval of the Seletar Aerospace Park, Luxus Hills’ residents can enjoy The Oval’s myriad of lifestyle amenities and recreational activities for a greener and healthier lifestyle, including the next door park connector of Ang Mo Kio Avenue 5. The park connector provides fitness stations and seamless connectivity path for cyclists and pedestrians linking the Ang Mo Kio Bishan Park and the Serangoon North Linear Park. This linear park also connects all the other nearby park connectors to form the Central Urban Park Connector Loop, covering bike trails from Yio Chu Kang train station to the Marina Bay precinct.

In addition to the Luxus Hill Park, which is on the doorstep of Luxus Hills’ homes, residents can take advantage of many other nearby parks for alternative recreational venues, complete with children’s playground and fitness options. These include:

• Bishan-Ang Mo Kio Park
• Lower Peirce Reservoir
• Sengkang Riverside Park
• Punggol Waterway Park

Luxus Hills Site plan and Facilities: What we liked

Going back in history, the plot of land that Luxus Hills now sits on was once a prosperous rubber plantation. Despite the region’s physical landscape changing, the area continues to preserve much of its character and Seletar’s heritage charm from the last century, so the new residential development is still the perfect site for a green bed of infinite different floras in an attractive neighbourhood surrounded by low-rise housings, bringing residents a welcome green change from the usual skyscraper city backdrop.

Luxus Hills: Interior fittings and design

Luxus Hills Contemporary Collection living room interior

Unlike most other homes, the interior design at Luxus Hills’ introduces air- and light-well strips to generate a different terrace house typology that resembles regular semi-detached units. The space-grey metallic frame structure is composed of louvre members encased in exposed concrete to enhance the unique design of the external façade. Likewise, the spacious roof terrace is the perfect spot for anything from yoga to urban farming.

While each of the five-bedroom units has a home lift, only a select few include a private pool, but four of the five bedrooms are en-suite, hence is built to easily accommodate large families.

Internally, the thoughtfully designed continuous living-dining-dry kitchen space results in a seamless open configuration on the lower floor, while the same idea upstairs ensures cross-ventilation across the bedrooms. Residents can choose from two colour schemes – contemporary warm or cosmopolitan cool to complement quality fittings and appliances provided, which include kitchen appliances from De Dietrich and bathroom fittings from Villeroy & Boch.

Luxus Hills: Layouts and floorplan

The different mix of the 39 units boast a land area from 150 sqm to 566.3 sqm, and built-up area from 3,703 sqft to 6,028 sqft. Details are as follows:

Luxus Hills Layouts and Floorplan: What we like

Each of the spacious and modern Contemporary Collections’ homes gives residents a well-distributed floor area on every level, complete with a private lift and myriad Smart Home features. We especially like the concept of the one exclusive pool villa unit amid the rest of the offerings.
The homes’ have been designed keeping URA’s latest envelope control guidelines in mind, to allow the new landed housing to be further developed in the future with greater flexibility in design and interior space configuration. Home owners can also plan for adding additional floors (if planning parameters allow it), which is something that normal strata-titled landed home owners cannot usually do.

Furthermore, the surrounding area comprises low rise and relatively undeveloped housing options, leaving residents of Luxus Hills to enjoy largely unspoilt panoramic views.

Luxus Hills: Pricing

Based on historical data, investors and home owners can expect to see a higher price appreciation going forward. With the majority of the buyers currently live within immediate Districts 19 and 28, BSEL has set a new benchmark for pricing, with the average price for inter-terraces standing at $3.35 million (unit prices ranged from $3.058 million to $4.2 million), translating to approximately $2,070 psf.

BSEL’s widely acclaimed portfolio of luxury private condominiums and apartments have always been a success, so it is no surprise that Seletar Hills Estate’s newest addition is also a smashing success story with the Luxus Hills project. What also helped make the project more attractive were the flexible payment schemes offered by the developer was a smart move to push out completed units to target those who have sold their properties in the previous en bloc cycle and were cash-fluid. This is also the reason the first phase – The Signature Collection – was also fully sold within days after it was launched in August 2019.
