Luxus Hills Site plan and Facilities: What we liked

Going back in history, the plot of land that Luxus Hills now sits on was once a prosperous rubber plantation. Despite the region’s physical landscape changing, the area continues to preserve much of its character and Seletar’s heritage charm from the last century, so the new residential development is still the perfect site for a green bed of infinite different floras in an attractive neighbourhood surrounded by low-rise housings, bringing residents a welcome green change from the usual skyscraper city backdrop.

Luxus Hills: Interior fittings and design

Unlike most other homes, the interior design at Luxus Hills’ introduces air- and light-well strips to generate a different terrace house typology that resembles regular semi-detached units. The space-grey metallic frame structure is composed of louvre members encased in exposed concrete to enhance the unique design of the external façade. Likewise, the spacious roof terrace is the perfect spot for anything from yoga to urban farming.

While each of the five-bedroom units has a home lift, only a select few include a private pool, but four of the five bedrooms are en-suite, hence is built to easily accommodate large families.

Internally, the thoughtfully designed continuous living-dining-dry kitchen space results in a seamless open configuration on the lower floor, while the same idea upstairs ensures cross-ventilation across the bedrooms. Residents can choose from two colour schemes – contemporary warm or cosmopolitan cool to complement quality fittings and appliances provided, which include kitchen appliances from De Dietrich and bathroom fittings from Villeroy & Boch.

Each of the spacious and modern Contemporary Collections’ homes gives residents a well-distributed floor area on every level, complete with a private lift and myriad Smart Home features. We especially like the concept of the one exclusive pool villa unit amid the rest of the offerings.
The homes’ have been designed keeping URA’s latest envelope control guidelines in mind, to allow the new landed housing to be further developed in the future with greater flexibility in design and interior space configuration. Home owners can also plan for adding additional floors (if planning parameters allow it), which is something that normal strata-titled landed home owners cannot usually do.

Furthermore, the surrounding area comprises low rise and relatively undeveloped housing options, leaving residents of Luxus Hills to enjoy largely unspoilt panoramic views.

Luxus Hills: Pricing

Based on historical data, investors and home owners can expect to see a higher price appreciation going forward. With the majority of the buyers currently live within immediate Districts 19 and 28, BSEL has set a new benchmark for pricing, with the average price for inter-terraces standing at $3.35 million (unit prices ranged from $3.058 million to $4.2 million), translating to approximately $2,070 psf.

BSEL’s widely acclaimed portfolio of luxury private condominiums and apartments have always been a success, so it is no surprise that Seletar Hills Estate’s newest addition is also a smashing success story with the Luxus Hills project. What also helped make the project more attractive were the flexible payment schemes offered by the developer was a smart move to push out completed units to target those who have sold their properties in the previous en bloc cycle and were cash-fluid. This is also the reason the first phase – The Signature Collection – was also fully sold within days after it was launched in August 2019.
