Propshort: Brooks Signature is a rare sort of development. It is both freehold and non-strata which means that the resident owns the land and can therefore, pass on the property to the next generation indefinitely. The landed houses are massive, three-storey homes with more than enough room for a family of six or more.
Freehold homes are rare but most are freehold strata-titled homes such as townhouses arranged in a township where the facilities are communal and management of the development is shared by the management.
Freehold landed non-strata homes on the other hand are as rare as rare gets in Singapore and Brooks Signature is all the better for it.
Each terrace home is three and a half storeys and all come with six bedrooms and attached bathrooms. The corner terraces have a little something extra – a pool.
The houses are also all slightly different, in layout and size and so as not all things are identical, every house is just a little more unique than their predecessor.
What they all have in common are the six bedrooms, the number of floors and the sheer expansive communal and living spaces no matter where you are in the house.
The house focused on for this review will be the 3,681 sq ft. Type TW terrace.
This house does not come with a pool as it is not a corner terrace but the lack of a pool makes no difference to the house. Its absence is barely noticeable upon entering the main door and taking in the first floor.
Spaces are clearly demarcated here, with the living area being closest to the door, the dining table fit for 10 people or so next to a feature wall that is just beneath where the design of the house provides natural illumination from above.
The dry kitchen and its island leads into a wet kitchen which in turn leads outside into the yard area.
The first bedroom is also on the ground floor and though this is often considered a ‘guest room’, it is far bigger, has its own bathroom and is better suited as a permanent room for an elderly member of the family. If no such family member is expected to move in, then the room can serve as comfortable living quarters for the family helper.
The living room is perfect for parties given its size. Owners might even be tempted to install the biggest television screen they can because the room is wide enough to allow for it.
The first floor is the ground storey and as such, does not add to the three-storey of rooms that are to follow. The staircase are noticeably wide with a gentler slope up rather than a steep one. This is good for when lugging heavy stuff up or even moving furniture from one room to another. It makes maneuvering easier and it’s less of a strain on the people moving furniture than if the steps were narrow and steep. It is a small addition with huge benefits.
As for the bedrooms, they are all extremely big. A king size bed can go in them with no problems or lack of space after to have additional furniture placed inside.
The common bedrooms with their attached bathrooms are leaps and bounds bigger than any master bedroom in a typical condominium unit which is both expected and welcomed. The bountiful space means proper living conditions for an individual instead of a cell-like room good for just one bed.
The master bedroom is the grandest of them all and this is punctuated with a king-size bed that looks small within its confines. Bay windows do little to eat up space as well.
The walk-space from the foot of the bed to the far wall is unconventionally large but the room opens further to include a walk-in wardrobe. That the walk-in wardrobe spans an entire main wall means much more space for clothing. As there are no additional partitions about, the excess of walking space keeps the bedroom from every feeling cramped and looking messy.
The walk-in wardrobe leads to the master bathroom which like the rest of the room is commodious, grand and superior to any five-star hotels.
As gorgeous as the master bedroom is, it certainly does not detract from the common bedrooms. The master bedroom is just bigger but the common rooms aren’t lacking in any way which makes the best looking common room the most ironic since it is also smaller, at least where the room part is concerned, than the others.
The room in question is on the uppermost floor and is commonly referred to as the attic though nowhere as dingy as the attics in movies are shown to be. This room is the sole occupier of the third storey and though smaller, it comes with its own bathroom and balcony. Being on the third floor also means this room offers the occupier a fantastic view of Brooks Signature and beyond.
While the design for the bathroom here includes see-through glass partitions, it’s a simple enough matter to install blinds.
In any case, the sense of freedom here is inspiring and the attic room is a fantastic option for the single teenager in the family tethering at the edge of adulthood but not quite there yet.
The last thing that this house has is an outdoor family area on the second floor that is accessible through sliding doors that keep the living areas and communal corridor separate from where you would go and BBQ under the open air. When the doors are shut, the smoke floats upward into the sky.
Only this unit type has the BBQ terrace on the second-storey. Other units have it located at the back of the kitchen. No matter where it is located however, it’s still a nice, self-contained area that the owner can choose what to do with. Since the terrace area is open air it may even be a better idea to eschew the BBQ area and instead, plant a garden. The fauna is likely to grow well under natural light and rain.
In closing, Brooks Signature is a fantastic piece of real estate. It is easy for the developer to merely coast on the prestige of offering freehold non-strata homes but Kallang Development saw fit to build luxurious and gorgeous homes for people who prefer this kind of lifestyle.

Propshort: Springside Avenue is an exclusive, private enclave that is supported with eateries, F&B outlets and a grocery store by Brooks V. The environment is peaceful, surrounded as it is by greenery and low-rise buildings.
Kallang Development Pte. Ltd. Has a monopoly on Springside Avenue with The Brooks I & II along Sembawang Road paving the way into Springside Drive. The enclave is home to landed houses, many of which are old, generational homes.
It is a quiet enclave and the deeper one enters, the more detached it feels from the rest of Singapore. Low-rise houses, lots of open sky and plenty of greenery without noise pollution creates an attractive visual and it is within this private refuge does Brooks Signature, rare freehold non-strata landed command.
As a private enclave, the expectations of amenities aren’t as demanding as a condominium or other property types. Most people who buy houses, own cars and therefore, can afford to travel further afield to do grocery shopping or seek entertainment.
However, the closest grocery store and other assorted retail and F&B outlets are located at Brooks V; the commercial component at the ground floor of The Brooks I & II.
There are also golf clubs and country clubs nearby. The reservoirs are in the horizon, giving the area more green to look at from a distance, than concrete. At Springside Link, there’s a playground and park for adults and kids to unwind at.
Continue down that path and you will get to the closest bus stop, along Sembawang Road. From here, residents can get to Bukit Merah Interchange, Ang Mo Kio and even Geylang. Across from that bus stop is army camp, Nee Soon Driclad Centre.
The road away from the camp is a thoroughfare to Khatib, Yishun and Mandai. In the opposite direction, toward Upper Thomson Road, drivers will be able to get onto the SLE which segues into the TPE at Seletar.

Analysis
Per recent data released by URA, 41 out of 114 units have been transacted. The lowest so far is priced at $2,518,000 while the highest is $3,650,000. For a three-storey, freehold, non-strata development, the price points are affordable, when compared with luxury leasehold units at a fraction of the size.
Median monthly psf for landed property in Springside is $1.48 and the annual median rental yield is 1.2%. The low annual rental yield however is no cause for concern since property types like these are typically not purchased for rental or investment.
The take away is that at such prices, Brooks Signature is an absolute steal with comparing to places like Sentosa Cove where not only are the houses expensive but far more inconvenient to travel in and out of, as opposed to Springside. On that note, there are even condominiums with price tags that are well above what one can get at Brooks Signature. And as a freehold, non-strata development, it’s well worth its asking price.

Summary
Located in Springside Avenue, Brooks Signature is part of a private enclave of low-rise houses. It is secluded within greenery, and within reach of country and golf clubs. Reservoirs in the distance give residents a rare view of trees from their uppermost floors, as opposed to buildings. Nearest amenities are found at Brooks I & II and for everything else, residents can either drive out to Yishun or order in, as has been the trend these days.
Brooks Signature @ Springside may be considered inaccessible but the development does not make any excuses for its location. It’s not that there are nothing in the area, it’s just that the area favors greenery and open-sky over vibrancy and crowd.
It’s a great property to own and call your home. And in the future, it’s something you can bequeath to the next generation without fear of leaseholds and such hanging over your head. And in Singapore, to truly own a home is as rare as Brooks’ freehold, non-strata status.
