The River Valley district, where 278 River Valley Road stands, has its origins in the early 19th century as one of Singapore’s early suburban retreats. Adjoining the Singapore River and perched on high ground, it drew wealthy Europeans and Straits Chinese merchants such as Dr. Thomas Oxley, who purchased land here in 1827 and developed the renowned Killiney Estate.
Over the decades, the land was subdivided, evolving into the streetscape we know today, with River Valley Road itself emerging in the mid-1800s

Shophouses, of which 278 River Valley Road is a sterling example, are among Singapore’s most characteristic heritage buildings. Dating from circa the 1840s to the 1960s, they originally served dual functions: commercial outlets on the ground floor and residential space above

The concept was rooted in Sir Stamford Raffles’s 1822 town-plan, which prescribed uniform brick-and-tile construction and five-foot ways — continuous sheltered verandahs to protect pedestrians from sun and rain

Architecturally, shophouses are narrow and elongated — typically just 5–6 meters wide, extending back considerable depth. They often include internal courtyards or air wells, as well as ornate façades blending Chinese motifs with European-inspired embellishments, evolving through styles from Early and Transitional to Art Deco
