A note to sellers:

For the properties I market and list:

1) It starts with well-staged photos of the property, often times tapping into digital technologies such as virtual renovations and 3D tours. This captures more interest in the listing and makes it appealing to buyers. Next,

2) Information is key. It is important to present this information (on the neighbourhood, condominium, particular unit, comparable transactions) via a tailor-made approach depending on the profile of each potential buyer. Lastly,

3) Conviction. There must be conviction in the selling price with the mutual trust of the sellers. The price set is determined together with the sellers, by examining past transaction history and premiums/loadings for those stacks and floors, with further value attributed to quality renovations and the other desirable qualities of that particular unit and surrounding neighbourhood.
