Project Details
There are times when you visit a condo or showflat, and as soon as you walk in you are pleasantly surprised. No matter how much you study the information and marketing material that inevitably precedes and accompanies such a visit, walking into what could be your future home or investment is when you know if this property meets your needs and/or exceeds your expectations. That was very much the case for Tuan Sing Holdings’ new development Mont Botanik Residence in Bukit Timah. Everything here is slightly better than you envisage. The rooms are slightly larger. The fixtures and fittings are of a higher standard. The facilities better thought out and more imaginative.
The development takes its inspiration from its surroundings – probably the most visually stunning area on the island. Linking the two blocks are five sky gardens, which in effect gives each resident their own little garden, over and above their balcony – and the surrounding neighbourhood.
That itself is very rare, if not unique for this type of condo, especially in District 23. The same can be said for what you find on the roof terrace. Accessible by everyone, the roof boasts its own infinity pool, outdoor fitness centre, outdoor dining deck and poolside lounge, and is once again surrounded by gardens and greenery.
At ground level you will find the more traditional facilities, including a 25-metre lap pool, kids play zone and several more garden areas. Units start on the second storey.
With a TOP of 2022, the SMART features may not be anything that sets it apart, as they are likely to be the norm by then, but they are still in keeping with the rest of the development.
2 Bed + Study Type 4A-P (776 sq ft)
As already mentioned, these units feel larger than the figures would suggest. That is down to good design and clever use of space. There is no wastage, something that developers seem to find harder to achieve than you would think.
Another thing that strikes you is the high ceilings. At 3.2 metres (in all rooms apart from the kitchen and bathrooms) that is a significant and welcome increase from the height that once again you would expect for this type of condo. The flooring in the living areas and kitchen are of compressed marble.
The encloseable kitchen features (as do all unit types) a Smeg cooker hob and hood, Smeg conventional oven, and separate Smeg washer and dryer. All two-bedroom units also feature an integrated Smeg fridge freezer.
The study area for this unit is in a private room off the corridor and is a good size.
The second bedroom is easily large enough for a queen-size bed. The two-bedroom units feature two distinct types of layout. Either with a master and junior master bedroom both with en-suite bathrooms, or – as is the case with the showflat – a master with its en-suite and another bedroom with a separate second bathroom.
The master bedroom is very spacious, and though the en-suite does not have a bath, it is roomy, and the shower would not feel claustrophobic in any way. All units feature Laufen, Roca and Hansgrohe sanitary fixtures and fittings.
3 Bed + Study Type B1 (948 sq ft)
The kitchen overlooks the living areas, but can be shut off to prevent noise and smells making their way to the communal parts of the house.
The second and third bedrooms are not massive but far from pokey, and because of their high ceilings feel larger than they are.
A nice sized balcony leads out from the living area, giving another dining option when the weather allows, as well as a private place to relax in the fresh air.
The kitchen features a Smeg cooker hob and hood, Smeg conventional oven, separate Smeg washer and dryer, and a free standing Smeg fridge freezer.
Both the bathrooms are large, as is the master bedroom. In the three-bedders, the master bedroom also features its own balcony.
Though this is termed a three-bedder + study, the layout means you can be flexible. Here the study area is being used as a separate seating/dining area.
Location
Bukit Timah and its surrounding environs are certainly one of the most pleasant areas in Singapore to live. Mont Botanik sits in the middle of the Bukit Timah Nature Reserve, Bukit Batok Nature Park and Bukit Batok Town Park – home to Little Guilin Lake. Surrounded by all of that nature however does not mean that residents would miss out on the trappings of a modern city. HillV2, Rail Mall, Hillion Mall and West Mall are all within easy reach.
Education wise there is a good selection of primary and secondary schools within the vicinity:

Hillview MRT station on the Downtown Line is the closest to Mont Botanik. It is approximately a 12-minute walk away. There is a bus stop outside the project though (served by routes 173, 176, 177, 963, 963R and 970) and it is just three stops to the MRT station. Bukit Gombak MRT station is slightly further away and is on the North-South Line.
For the first 12 months, residents will benefit from a free shuttle service between the residences and both the Hillview and King Albert Park MRT stations.

Summary
Finding a suitable home or investment is often a box ticking exercise. The people behind Mont Botanik Residence have strived to go beyond that, to exceed expectations, and I am happy to say they have achieved it in practically every area. The more you look at it, the deeper you scratch beneath the surface of the figures and stats, the better it becomes. With just two- and three-bedder units, it is certainly aimed at a relatively small part of the market, but within those units there is enough flexibility to please the vast majority within that niche.
It looks and feels like it could easily take its place in one of the more glamorous districts, but that is not to take anything away from its location. For those people who will be looking to buy a unit in Mont Botanik, it is the area that will be one of the main attractions. When they visit the showflats, they are likely to have several more reasons.
There is also something else that has not even been mentioned yet. It is a freehold development. With the dwindling number of those on the island, its freehold status makes it an even more interesting development, for home buyers and investors alike.
