Rustic one-of-a-kind Gem in the area

This place is one of a kind, with a vast amount of space and areas surrounded by low rise units. The facilities in the units are scattered in different areas, which proves to be a welcoming feel rather than all clustering on 1 area. Space is a real bonus here, and with very friendly neighbours. The distance to the Downtown line is extremely helpful with railmall providing much needed F&B. The project is located along the green corridor which are the usual gets aways for many people and being near BKE/PIE, those with cars need a 2 min drive to the expressway without the noise..

It’s an established estate with real trees, real space and real long time dwellers. Access to the MRT is a 7 min walk from the nearest main gate. Almost every house fully utilises the 2 car lots.

unfortunate tenant

Beware of unrenovated units. A lot of repairs to be done. Condo is signing up for enbloc. Landlord is not willing to pay for any repairs. Tenant has to bear the costs although is still under warranty.

Dairy Farm Estate

Place is nice with lot of potential. But it need lot of maintenance now. Its pretty old construction and need frequent repairing which tenant need to bear from his pocket. Recently lot of monkeys are coming so families with kids walking inside condo, please be extra cautious. Also be alert when your balcony door or window is open, these nonkeys might bbe there inside your house a d expensive clothing or stuff might be at risk.
There is some good construction nearby like skywood, hillion, tree house etc which is new and need less maintenance and are becoming preferred choices right now. In short Dairy farm is a nice place, away from noise and in the mid of nature but it comes with a price...

Relatively nice condo. Too big to go enbloc in a good economy. In a bad economy many dont want to sell.
Therefore stagnant, not a very liquid asset. Rentals are problematic coz old-timers are calculation their rental returns against their original investments (around S$500k)...

I think the price of freehold Dairy Farm estate is still low as compared to the surrounding leasehold estate. With a site area of approx. 780,000 sq ft, and with the upcoming Hillview MRT which is less than 5 min. walk, the possibility of enbloc is quite real. However we must live with the fact that it is hard to get the natural lush green, vast open space and spaciousness anywhere in Singapore as a replacement.

Dairy Farm

whilst previous commentators were already remarking about the downsides of the Dairy Farm, I must emphasize that by now most people seem to have acquired a dog - am assuming to give their maids - a chance to go for a walkabout. The constant barking of these dogs has now really become a total nuisance - and unless you are a dog lover yourself I can only warn you about taking up residence here...

an absolute pity - as it remains a nice enclave

It has its downside.....

Whilst I must agree that Dairy Farm has its attractiveness of lush greenery and space, the estate has a number of issues like leaking ceiling, monkeys running around the estate (even climbing up to high floors), facilities within the estate are severely worn out….etc. The estate can also get quite noisy from barking of big dogs and noises from the main road. The current asking prices are also way beyond banks’ valuation. Unless, the specific unit has gone through a major overhaul, otherwise most units at its original condition (from 25-28 years ago) will require substantial renovation before the house is livable.

lovely place to live

The construction is right next to the blocks next to the road, (3, 5,) however if you aren't near Dairy farm road or the construction it is a very quiet place to live. Dairy Farm is huge, and the low rise units at the back (21-29) look over a nature reserve. Lovely. Some units are lovely, others are not (same as in any other place). Common bathrooms are not that bad.

Great for families.

Very noisy with the construction of the new MRT just outside the condo grounds. Units are old and moldy. The exterior is quite spacious if you have small kids. Large pool but common bathrooms are horrid.

Nice resort living if well maintained

Seen a few units, really have a resort feeling! The living, dinning and rooms are spacious. If you get a high floor with unblocked view, would be even better.

Swimming pool is nice, but the toilet is like those old public swimming pool toilet - very old and not well maintained. The barbecue pits and tennis courts are far, as if it's in another condo. Heard that enbloc is quite hard since a lot of resident likes this place, management should look into improve the facilities.
