The major new changes that will further major
Posted by Mary Kuah on Jul 6, 2025
The number of the most critical upswing in value is below.
1. Prime Minister's ward.
2. Construction of Yew Tee to build Singapore’s second “vertical kampung” that will have seniors living in a community packed with all the necessary amenities, including Choa Chu Kang’s first hawker centre. The Heart of Yew Tee Integrated Development will have a range of social and healthcare facilities for the elderly and will be ready by 2027. Facilities include a community club, polyclinic, kidney dialysis centre, retail outlets and a community plaza.
3. A new underground MRT station DE1 will be built near Yew Tee Village around Choa Chu Kang Drive and Choa Chu Kang Crescent. 200 Meters from The Quintet.
4. New JTC Sungei Kadut Eco-Distict is very near The Quintet. DTL DE2 station will link NS and DTL.

High density, typical of most EC. Facilities

High density, typical of most EC. Facilities are slightly below par but still doable. Internal unit layout are efficient and functional. Little or no wastage of space.

Security guards
Posted by John on Dec 30, 2017
The security guards here are very rude when I mean rude they just keep staring at me which makes me feel very uncomfortable I would not recommend for people to live here when I ask them nicely why they keep looking they threaten me that they will call the police for harassment

Over price?
Posted by Mr. AY Koh on Jan 3, 2014
Agreed with what the Mr. Nk boy commented below.
Quintet is located in YewTee and not even in CCK core area. Looking at URA website for the last few transaction, it is traded at > $800/psf (for 3 BRs), this is too high from my viewpoint. New launch EC in Woodlands/Sembawang/Punggol/Sengkang area are ave ~ $800/psf. Furthermore, government will be developing more in those new launch areas whereas CCK has no much announcement made on future development. I feel a more reasonable price should be 10~15% lower.
Plus this is a 6~7 yrs EC already.

Over price??
Posted by Mr. Boy Nk on Dec 25, 2013
Visited few units...and when I looked at the last transacted price, my conclusion is it is over price.
this is an old EC (7 yrs) and located at west/CCK area. Comparing all the new launch EC recently, there are mostly launch at ave $800/psf..esp like Punggol area which we will be "in" place for future. so how come YewTee justify for also $800psf?
My own guess is that many who does not know the market well just anyhow buy... :-) Good for existing owner who is looking to sell.

Great for everything

I think nowadays it is very hard to find condo which is:
-relatively new,
-near mrt with affordable price.
-quiet and peaceful.
-less crowded and congested.
-all units facing pool.
-mostly family oriented
-close to amenities and lots of schools.
-well maintained and good management team.
-new face/painting end of 2013.
-contemporary outlook with resort living
-you can enjoy the pool view, mountain view and forest view, depends on which block you staying.
-sheltered all the way when you walk to mrt.
-surrounded by condos and DBSS.
-most of the units NS facing.
- Near kje and check point for those who drive.
-two entrances and two exits.

Good Condo and well run by the new Management
Posted by Mary on Jun 16, 2013
The condo will have repainting works carry out and to be completed by end of this year. The management has done well to push for it. There are also many family activities organised by the NC and MC together. Very lovely condo to stay and the proportion of Singaporean resident is still higher here compare to many others. The price has been moving up since i bought it 2 years ago. The current price is not expensive comparing to new private condo and new EC are already hitting $1.1 to 1.4m mark for similar size. The ample parking lots in Quintet and also located near to MRT are good factors. I hope people visiting Quintet and leave bad comments, please reflect on your own upbringing. As for the previous com-mentor, you come here as a guest and start badmouthing Quintet shows your immaturity. If you not happy with expensive condo please go back to the Philippines. Staying in Quintet can only get better.

COOL QUINTET
Posted by Mr. chen jong heng on Apr 7, 2012
Past 3 weeks,we have visited 3 to 4 bedroom sizes, our summary gave us good feeling,no complaints.Facing pool unit is great for ground + low floor, right at the end block, more windy, no blockage. With the KTM/rail ended, more recreations in the future for river canoeing, fishing, water activity in the area. The prices right now is okay,We are keen to move in. Minus are lack of landscape, greenery gardening, but should you consider high floor, great view is appreciated.

Quintet honest review
Posted by Mr. Lim Ck on Mar 20, 2012
Went to view a few units, the humidity level was very high. Surronding is good for nature lovers and some landscaping on the canal. Feels like staying in terronova. Space is big, given the launch price of 372 psf, not wise to pay more than 700psf in current market.

Potential option
Posted by Viewer on Feb 26, 2012
The units facing windermere seemed too near for the lower floors. The higher floor units which overlook windermere are the best. Those on the opposite side facing the HDB carparks are ok if 6th floor or higher. There does not seemed to have direct access to the pool unless you stay on the 1st floor with patios. Parking is not an issue. Facilities are family friendly. Also a side gate for short walk to the MRT. Just hit 5-year mark and for sale to Citizens and SPR only. Need to note that quite a number of units are tenanted.

Quiet Place
Posted by Ku Ku on Jan 11, 2012
Hardly can find pool facing for every unit project. Most importantly Micasa do not have basement parking. Minimal reno as units only 5 years. Family with kids will enjoy the pool and big playground. Nowadays, not many projects have a 1500sq ft 4 bed room.

The Quintet - a quiet retreat in the CCK
Posted by Mr New Occupant on Jan 10, 2012
This Quintet EC is very near to the YT MRT station and the short walk is well covered by shelters. There are public buses nearby that are only a few mins walk away. The condo is served by two entrances with auto gate that by itself is a rare thing for an EC or any private condo. The facilities are standard but the outstanding one will be the full basketball court. The parking comes in the form of basement and multi stories. The security features are tightly controlled and without a pass card you can hardly get into the block lobbies. The condo is only 5 years old and still well maintained. The removal of KTM rails have proven to be massive bonus to the residents here as the loud rail noises are absent and the place is now really quiet and peaceful. The windy nature of the location makes this condo a pleasant environment to live in.
Comparing to the Rainforest EC that is selling like hotcakes at $720psf. I would say Quintet is a steal some selling at below $900K. The Quintet is near to the Green Corridor with potential for leisure development. The ample nearby amenities and the lack of camps, mosques and temples usually associated with jammed traffic, burnings and abundant noises can heavily discount the value of the property. In the case of rainforest EC, it is so near the mosque and Stagmont camp where high-powered communication devices are installed over there. Would it affect your health? It is also situated at the busiest road in Choa Chu Kang and making road noises at unbearable levels. The empty plot next to Rain EC is also likely to be sold for development in the near future. The good thing is that it is near MRT and Lot1 but that's about it. What Rain EC will never possessed as compared to Quintet, the peace and quiet that has made this my new HOME. Not to mention, the maintenance fees are also way lower than the Rainforest EC.

Quiet and good location
Posted by Al Lim on Oct 23, 2011
I am Planning to get a condo in Cck area, currently eyeing a unit in the quintet due to it's good potential. A walk from the mrt & ntuc, it's very near and also mostly sheltered via the design n built hdb blocks...as for those who drive, access is easy due to "private" road also 2 car entrances (st 64 & north 7)..compares to the condo near to lot 1 which I am also considering, the yew tee mall is less happening but in exchange of serene surrounding. Land is on a slope means some stairs but that's perfect for wonderful landscaping that you won't feel bored of it over times (I like the water fall and jacuzzi situated among rocks).. Few km PCN at the back gate is perfect for my wife who jogs. Overall the estate is well maintained and doesn't look worn (like paint work and structures).. Yew tee primary is also 1 of the top around Cck , seems great for my younger boy. I found that the design of the blocks is modern, that means it won't look dated over times. I also like the children play pool w slides, Huge and interesting playground that will makes my kids happy. In a nutshell, it makes a great home..quiet, fun, accessible, only 5 yrs.. Only complains will be smaller shopping mall without library n cinemas.
