Great place as it is near and within walking distance to East Coast Park. The condo has a very nice 50m pool, waterfeature for children, 2 nice tennis courts, a fully equipped gym. Condo will be undergoing painting works this year. Families are friendly here, get to know neighbours and play tennis together.

Worst condo management in my 20 years of cond

A nice condo in a good location but beset with management woes. The management takes weeks to fix anything and the cleaners are useless at cleaning. A piece of tissue left on the ground will remain there for days, and if you throw away larger things in the bin area (say empty carton from your redmart delivery), the cleaners will take a photo of you to complain or try to impose a fine on you.

Sea view is pretty much blocked. The entrance is too congested, difficult to drive out at office hours.
The facilities are good ,just that the blocks are too close to each other

No condo is perfect. My areas of concern are:
- Main entrance is so congested;
- Difficult to get in or out especially peak hours;
- Blocks are too close to each other and provides little privacy (feels like an EC);
- Enter your home via a balcony seems so weird;
- Kitchen is too narrow and dark;
- Maintenance is really so-so only;
- Further away to future MRT Station compared with One Amber.
- Noisy if unit faces Mountbatten or Amber Road (heavy bus traffic).
Areas of celebration:
- Great location in District 15.
- Full facilities with decent size swimming pool.
- Courteous Service Staff.

North South facing
Thomson Line within 400-500m in time to come
Public transport very convenient
5 minutes drive to Suntec, Marina area
Freehold and beautiful landscape
Full condo facilities
Management and security friendly
Fantastic amenities and 24 hours eatery nearby - walking distance
Many good schools nearby
Near east coast park, 5 minutes walk
Minus points:
Building and exterior must maintain
Peak hour Amber Gardens road quite heavy traffic
Traffic can be quite noisy at times

Nice Landscape but Poor Maintenance

I wanted to rent a unit at this location and viewed this project few months ago.
I was attracted to the very nice landscaping. However upon closer look, I found that the estate was not very well maintained. The paintworks were peeling off at some of the common areas, and the walkways were then flooded with puddles and dirty shoe markings. The lift we took had some foul smell.
Nice landscape but poor interiors. In the end, I chose to rent a neighbouring project which appears to be much brighter and cleaner.

Great place

Been living here since TOP. Love the location and facilities. Some areas need to be touched up or maintained due to wear and tear but nothing major. Many carpark lots, beautiful landscaping. Unit itself has great natural sunlight coming in which I really love and entrance into balcony is unique and I return home to my garden each day. Don't think i'll ever move out!

Needs TLC

We've rented for 18 months. Love the layout and space for 2 in our 3 bed unit. Peaceful on the amber road facing side. Great pool. Super location for bus and east coast f&b and shopping. Proximity to park.
But major light pollution from the condo opposite from all the exposed stairwell lights. The management/owners don't seem to be investing in upkeep. Common areas like lobbies on each floor look tatty- it all needs a major repaint. Condo name has letters fallen off and not replaced, same for some of the unit names. Water features need some attention. Ground floor fire exit door was left hanging dangerously off a hinge obstructing an exit for 10 months, not fixed due to a disagreement with developer. Now the door has gone leaving just the broken frame. Part of a wall at the entrance is still broken where a taxi drove in to it a couple of months ago. ' My paper' daily deliveries dumped outside condo door whether you read them or not or leave them there makes me question security. Family centered so pool area is busy and noisy from 4-6pm.

Pretty good and squarish layouts but interior finishings are average. The towers are very close to each others, feels crowded and many units have not much of a view. Not very convenient, especially if you don't have a car. Overall "ok" but does not feel "prime"

saw the 3 bedroom. first thing that got me was that the entrance opens into the balcony. found that a bit weird and unnerving. like one of those twilight zone scenes where you open the door into outer space. practically though, the door will undergo more wear and tear as it is exposed to the environmental effects. noticed the wood was a bit bumpy already. balcony also placed at an un-optimal position. at the side of the house instead of the front. so the width instead of the length faces the outside. otherwise space is quite good. bright. pool is big and to the point. but won't buy it at those asked prices.

Nice and Nothing is wrong

I am writing in response to Jak's remarks.
I have been staying in this estate for the past 1 year.
The car park is always full of parking lot for all, as not all the residents owns a car. I suppose it is only 60% used.
The facility is properly established for all to use. I swims almost every evening at 8pm, without having any problem to share the pool with others.
The Esta is a modern estate which the residents comprises of local and foreigners. I do not find any distinction from HDB upgraders or others among the local. The neighbourhood is friendly and warming. Everybody share a good estate to live in.
I hope Jak will write something more objectively and truthful about the estate, than dishonest remarks. I suggest those who are interested to live in this estate to come by yourselves during the evening time esp weekend.

I have a different school of thought from User Jak. On the contrary, i find:
~ the unit layout squarish & efficient,
~good size bedrooms where even king size bed is alright for the common rooms,
~ not over-sized balcony that cost so much in psf yet yield very little,
~ all units facing NS
~ good place for family living with full condo facilities and a big Olympic length pool,
~ 1 unit entitled for 1 car park lot with some excess lots for guests,
~Most units are 3 bedders, naturally attracting families or those that prefer bigger size units instead of Mickey Mouse studio units. So there will be kids, maids, etc seen in the pool/ common area,
~ Convenient with amenities within 10min walking distance, Parkway Parade Shopping Centre, East Coast Park & Beach, Big Splash, Katong Eateries, etc.
~ Mins drive away from Marina Bay, Raffles Place, Suntec City, Changi Airport with good public transport available.
~ Walking distance to Local & International Schools for kids studying there

Nice but something is wrong?

nice development...the usual inefficient layout. good for families but as a estate, it is noisy with many kids. heavy utilization of facilities. very packed carpark; looks like the type where selfish singaporeans will call relatives over for the weekend to use the pool....very surprising to me, but looks very HDB upgrader style....not my kind of home.
