Great Condo in the East

Well maintained facilities and beautiful landscaping. Full of greenery and a very big pool. Great access to many buses and bus stop is just outside the gate. Not to mentioned MRT is just minutes away. I simply like this place to live in.

Great Condo

I have stayed in this condo for 14 years. The location is extremely convenient. Bus stop is just outside the condo with many buses. MRT is minutes away. Lot of greenery and well maintained. Definitely a good buy if you want to live in it. The only downside side is the condition of the lifts. Breakdown pretty often but there are 3 in each block.

Read comments made in 2010. Long story short, those who have bought OA are laughing. Good rental yield and great appreciation with the new MRT Station. Lovely property (ie. location and facilities).

The plus and minus points similar to The Esta I reviewed recently
Plus points:
Thomson Line within 300-400m in time to come
Public transport very convenient
5 minutes drive to Suntec, Marina area
Freehold and beautiful landscape
Full condo facilities
Fantastic amenities and 24 hours eatery nearby - walking distance
Many good schools nearby
Near east coast park, 5 minutes walk
Minus points:
Unit layout not spacious, rooms slightly smaller
Interior quite bad
Building and exterior must maintain
Peak hour Amber Gardens road quite heavy traffic
Traffic can be quite noisy at times

Wonderful Family Condo

I've lived at One Amber for past 2 years with my young family. Wonderful place to live with great facilities and beautiful landscaping.
A new Condo manager was appointed last year and has done a great job keeping the common areas and facilities well maintained. The management team is very approachable and have been really helpful assisting with teething problems in internal units.
The condo is well connected by buses outside the bus gate and very quick access to ECP for drivers. Prospect of a nearby MRT station on future Eastern Region line will make this condo truly complete.

One Amber - Tg Katong South/Mountbatten MRT

Can anyone tell me Is it true that the new Eastern Line MRT has a station build at the junction of Tanjong Katong South/Mountbatten Road? Rumour says that the line goes from Tanjong Rhu and take on Mountbatten Road to East Coast Road and Upeer East Coast Road.
If that is the case, One Amber and The Esta would probably overtake all other nearby projects in term of pricing.

Personal view: Not a good project.

I am a resident staying in this development for the past 2 years. Luckily, it was rented. To be fair to those intending to BUY and STAY in it, at least know what you are getting yourself into.
Lift problem - There are 3 lifts serving each block. At least twice for the past one year (could have been more as these two times happened when I was home), the 3 lifts broke down ALTOGETHER. This is so strange. The lift system is questionable. I have to walk down the stairs. I can't imagine those coming up. In fact, I saw a man screaming at the security as his family is on the 20+ floor and his mother is old and couldn't walk down the stairs..imagine the frustration..
Finishing - you can see when you visit the condo. The corners and workmanship really don't look worth the price, bear in mind that this project is only two years old???
Interior - its obvious that the unit is dominated by bay windows..This I can't complain as I can see this when I decide to rent the unit. But, my kitchen tap was dripping after my first year stay. Master room toilet bowl was leaking after 6 mth stay. Glass door in kitchen was faulty after a yr..
Transport - Many buses outside the condo.
Security and cleaning staff - they are doing a good job so far. And very polite too.
Management office - On the few occasions where I seek help regarding my unit, they are not v helpful honestly. Feeling that they are just pushing the problem around. Really wasted my time.
My opinion is: to rent is still ok cos not your problem really. To buy for own stay long term, should seriously think twice.

bad quality?

went to view 3 units of 2 rm condo in one amber....
firstly, even thou it is less than 2 yrs old, can see the wear and tear of the floor as well as the fitting. bad quality? i dun know....after all, it is UOL project.
secondly, like some reviewers posted.....a 900 plus sq ft look really small.....master room is small, second room even smaller.....where did the space go to?
lastly......saw notice board talking abt theft of shoe left outside unit.....hdb i can understand, but condo at D15? hmmmm.....
overall, not worth the price of 1300 psf u going to pay.

fh
2 gates for those who drive
big land area
still new
full facilities
lower maintenance fee
back gate for those who take public transport
cons:
units facing amber garden will likely face construction in years to come as en-bloc fever kicks in. current partial sea views might be blocked.
units facing mountbatten has to contend with road noise, though unblocked views for high floor units
