Kerissdale review - 2021

Went for house viewing yesterday. Very disappointed with the maintenance of the condo. Looks like older HDB estate where you have dead leaves everywhere. Not great. It is not condo living!

Fantastic location, near city square (ntuc, restaurants and most amenities), as well as farrer park mrt. Looking forward to the new downtown line too. super convenient and good food!
Squarish layout, looking at the city. Great facilities within the condo too. Good size.

With 481 units, this is one of the few bigger scale condos in district 8, alongside CitySquare Residence. Location is a little further away to Farrer Park MRT Station but it also means it's slightly quieter from the hustle and bustle

City living at reasonable price

I would see price at 1400psf for 2-room unit, and 1300psf for 3-room unit, target in 6 months. Prices in several city fringe properties, in balestiar and this one, seems low, mainly due to less active transactions. The positive upcoming news and activities include new medical hub next to MRT - operational end of this year, cleaning up of geylang/kallang river canal - already started, downtown line - target from 2015 completion. I don't see how Kerrisdale can continue to stay lower than price in other districts.

Value Purchase Condo! High potential growth!

I originally planned to purchase a 1 bedroom unit in Citylights or City Square Residences. To my surprise, for the price of 1 bedroom unit in Citylights or City Square Residences, I can purchase a spacious 2 bedroom in Kerrisdale. This is nearly 35% cheaper. Given that both condominiums are resided just beside MRT station and shopping mall. This means high capital appreciation potential for Kerridale. No wonder there is such a high demand for Kerridale. I like its resort feeling too!

It seems that the high floor units in Kerrisdale have very high demand, each time after I viewed a unit, it got snapped up within a week.
Certainly glad that I managed to purchase a 2 bedroom, high floor, panoramic, unblock, city view unit and I love my purchase!

We wanted to buy a 2 bedroom unit in this region as our office is in lavender.
Noticed that 2 bedroom units in Kerrisdale is very rare given that it is very value for money. It is one of the lowest per sq ft 2 bedroom units in Central region with full condo facilities.

Huge Capital Growth Potential

Imagine if a 99yr leasehold condo, Watertown, beside Punggol MRT at the very end of Singapore, already selling avg. $1400psf, Kerrisdale in the Central of Singapore, beside Farrer Park MRT, would have huge capital growth potential given that they are only avg. $1100psf to $1200psf now.

Enjoy living near large shopping centre

City Square Mall has everything that I need from Home Fix to NTUC to Restaurants and Food courts.
In addition, 24 Hours Mustafa is only a short 6 mins walk from Kerrisdale. It is very convenient to live near shopping centres and MRT as we can buy everything under the sun at all odd hours of the day!

Rental yield is the annual rental return from a property or the amount of rent the property earns over a year. It is expressed as a percentage of the purchase price.
Thus if the rental price of a 2 bedroom unit is the similar for both Kerrisdale and City Square Residences. And yet the property price of Kerrisdale is significantly cheaper than City Square Residences by about $200,000 to $300,000, then the rental yield will be higher for Kerrisdale than City Square Residences.
In summary, Kerrisdale has a significantly better return of investment.

I purchased my unit in Kerrisdale in 2010. Currently, it has risen about 40% since then. This return provides even better capital appreciation than surrounding freehold condominium.

Resort Style Living in the City

I have been staying in kerrisdale for about 6 months.
Kerrisdale façade looks splendid to me.
What expatriate like me look out for in a rental property is the location as well as the lifestyle that the property brings about.
This condominium provides me with luscious greenery and resort style living which makes it like my oasis of escape in this very centralized location. It is a relaxing and beautiful environment that has allows me to unwind my stressful day from work.
