We're essentially looking for a minimum of 3 beds the bigger the better, min size is 1300 sqf although ideal size would be 1500 sqf in the 05 District or close to Holland Village. We have a budget of approx 1 million, it needs to have a balcony or patio. We like condo's such as Clementiwoods ideally either 3bed with study or 4 beds Varsity park ideally either 3bed with study or 4 beds The Stella ideally either 3bed with study or 4 beds Heritage View ground floor units or larger then 1400 sqf Dover Park View Although I've mentioned the above we are open to view other units. We don't mind LH property as long as it's less than 15 years old .. it can be slightly older if it's in a good location i.e. walking distance to Holland Village or bukit timah... We'd prefer to not have to travel down 6th avenue but if something good was around that area we'd consider it

Gurus, I searched for freehold condos in the Holland Road vicinity and narrowed down my search to Willyn Ville and Warner Court. They are cheaper than the newer condos in that area. Are there any gurus who have rented out or sold units in these projects before? I'm looking for good rentals and long-term growth. Do these projects fit this criteria? On a sidenote, do they have enbloc potential? I don't want to get entangled into the enbloc mess as there are numerous pit-falls like in the case of Laguna Park and Tulip Garden and others before that. Thanks.

Hi Gurus, I was reading the proposed amendment to en-bloc sales of FH properties with interest. 1) Is this limited to Districts 9,10,11 properties only? 2) Is there a cut-off time as to which properties are affected? Eg. Are Willyn Ville, Tulip Garden, Spanish Village, Sommerville, Gallop Gables in the Holland area and Normanton Park near Science Park and Laguna Park, Mandarin Gardens in the East and Horizon Towers(after the fiasco) affected? 3) How do the rules affect en-bloc sales of 99-yr properties and FH cluster and town housing? Looking for a 3 bed room unit, one year lease, unfurnished unit. Prefers Queens, Domain 21, Mera Prime, The Pearl, Tanglin View, Twin Regency, The Beacon or even Reflections. Other alternatives includes Normanton and Central Green (must be renovated and not in original condition ), Emerald Park. Basically looking at area in Queenstown, Holland, Alexandra and Tiong Bahru area. Budget S$3-5k depending on age and location of unit. Please let me know if you have units available that matches my requirement. Lease to start in Feb. Prefers working with landlord agent who collects comm from landlord rather than tenant.
