estimated valuation is around $420-450k depending on unit condition, etc..COV ranges from $25-45k for Bukit Batok area.

Hi Jon,
Currently there is a 4rm flat at block 297 selling in the market. It is a low floor unit, with valuation at $430k. With your unit on the 8th floor, i would expect the valuation to be slightly higher, probably $440k.
With regards to COV, it really depends how realistic you are as a seller. I would estimate the asking COV to be $30k - $40k.

Without being able to assess your unit, any figures that is provided by us will be very unfair and biased therefore if you are keen to know how much your property can likely fetch on a more accurate basis, it will be the best if we can meet up at your place to discuss further.

The estimated valuation for your unit is around $430k to $445k. The COV asking would depend on which side is your unit facing and the renovation condition. It can range from $25k to $60k.
