investment gets better each day!

we've stayed here since its TOP and our investment just looks better with each passing day!

The worst of the construction din is over. (Which part of our island isn't under renewal/construction?)

In the very near forseable future, this area will be the spanking new prime with within 20mins to anywhere in Singapore by car.
Its central location means that we hit the CTE/PIE within minutes and arrive at destination within 20.

Good schools are within 5 minutes' drive. We have a choice of Good schools and the Mrt Stations and amenities and shopping between Novena and Toa Payoh both of which are just a 10-15mins walk.

Eateries along Balestier are also within minutes' walk. Condo mgt remains a work-in-progress but overall, we'd say we got ourselves a Gem..

posh interior but really noisy esp those facing the expressway...near town which is great if u drive cos major highways near it.
I recommend this building for: City Living.

Road Noise + Dust

I have to agree on the spacious layout on the development + quality finishes in the unit. However terrible road noise on the 4 bedders facing express ways. On-going construction surrounding + makes the development very dusty.
I recommend this building for: City Living and Outdoors & Activities.

No regret so far

I am a owner recently shifted into The Arte. This full condo facilities project has impressed me especially the layout & finishing of the unit.
One of the good point is that, it has an alternative exit which allows me to drive straight out to Thomson Rd & turn into PIE without the need to drive to Balestier & make a U-turn just to go to Thomson Rd / PIE or trying to use the congested Jalan Datoh just to hit Balestier.
Go back, I just make a right turn from Thomson Road (from Novena) & left turn to Jln Raja Udang.
To/from Orchard usually took me about 6-7mins drive during off-peak
There is a free shuttle service right infront of the lorry, every half an hour to/from Novena MRT/Velocity/Sq 2

I'll Pass On This!

Visited a friend's place last night @ Arte for some CNY eve gambling, LOVE their home as it was so open, airy and elegant! But because it was raining, the front door area was slippery and flooded with water. And the planter/balcony takes up so much space! So quite keen to get a unit here but for that price, I rather opt for a place where I won't have anything to complain about!
I recommend this building for: City Living, Luxury & Prestige and Western Expats.

My Choice

I have been looking around and finally decided to buy The Arte. I m impressed by the layout and quality finishes. The unit is bright, and the ventilation is well circulate. Based on my experience, the price for The Arte is definitely reasonable due to location and moreover is freehold with full condo facilities in a huge plot land ratio. I see alot of potential in this area. I m not affected by the noise coz I got myself a low floor, though I could have get myself a high floor with fantastic view.
I recommend this building for: City Living, Families with Children, Luxury & Prestige and Western Expats.

Noise!

Went to look at a number of units in this condo today. Interiors are of a high standard but not double glazed windows to keep the noise out from the construction taking place on three sides of the condo, on the fourth side you have the PIE.

All of the hallways and common areas on the ground and first floor were wet and extremely dangerous, and this after just after 5 min of light rain.

Units are all of a good size with an optimal layout and unlike most new developments today do not have bomb-shelters.
I recommend this building for: City Living.

This development has units with several different facings. If you like peace and quiet, block 21 facing City and Marina Bay Sands is good. View is excellent if you are on the higher floors, ie. 20th floor and above. If you don't mind the highway noise, of course both blocks will have equally good view of the reservoir. Heard CDL is actively designing a cover with its architect to prevent rain from collecting in passageway during heavy storms. As for balcony safety, that is what the generous planter area is for, to serve as a barrier so that children do not fall over as well as for estactic and climate-friendly purpose. the With Vista, Cube 8 and 368 Thomson selling at above $1,400psf and recent transactions at The Arte concluding at above $1,200 psf for high floor units, this property definitely has its value supported over the medium to long term. Service by MC is excellent, booking of facilities is seamless, just an email to confirm availability. Security is lift level and operates by telephony system whilst I can surf the internet by the poolside whilst watching my family swim. Its luxurious living at a fraction of high-end residence price. Location as another review has mentioned, Excellent !!

Just shifted in the Arte

I have a problem. I am a resident and the management does not allow us to put up grilles in the balcony. The balcony is so big and I have 3 kids. It's completely ridiculous. I have all this open and I can't even rest in peace if my kids are playing in the balcony.

Another issue is when it rains, all the water collects on the passage way. The architect probably thinks that rainwater only falls vertically down and forgot that sometimes wind will blow the rain in. What an oversight.

IS it Noisy?

I find need to get some use to living beside a major expressway. If the noise level is acceptable. but among all the CDL condos in that area even compare to Vista Residence. I think those who bought during launch had a good deal. But I am not sure with the current 1100-1200psf pricing for this location. The Jalan Datoh road is small and will be congested during peak hrs. Tats a concern. Also distance to MRT is not that near.

balestier going for $1200-1400psf ???!

gosh balestier going for $1200-1400 psf. my goodness. i can get an IR view at water place, pebble bay etc (tanjong rhu) in a quieter and more serene location and closer to the city for just $1100 psf albeit leasehold.

these property flippers are either very optimistic or taking sub sale buyers for a ride

Reading your post Wolverine77, I have to say I found it a bit amusing, you mentions how bad Ballestier area is and yet you are staying there for some 6 years now?

BTW I think the first reviewer reference to Quality Finishing’s is the level that is offered at the ARTE show flat as compared to other show flats and not the final finish of the condo.
