Value for Money

Renting a unit here. Some units here are really old but some are renovated by the new owners and fairly decent. Just repainted with upgraded pool and brand new gym. Great view of Bukit Timah hill though can be noisy at times. Fairprice finest just below so pretty convenient.

Old apartment

The location is supposed to be quite central in Bukit Timah area but it is not really close to any good primary schools, so it is not popular with parents with kids. The old building looks like it badly needs repainting or refurbishing so it will be surprising if anyone considers this even attractive. Old properties are only attractive if they are big in size, but the units on sale here are small. Rental yields here are naturally poor.
I recommend this building for:

Pay only Land Value

Accessible location, shopping convenience, public transport and future MRT station closeby, Sherwood Towers offer excellent value for money both as occupier and as rental property. At average of $700 psf, buyers are only paying for land value with living space and amenities thrown in for free (or fully depreciated in accounting terms). Compare with URA caveats of other developments to understand.

An Undervalued Find!

I bought a unit here 2 years ago and would like to share my two cents' worth:
1. Excellent location. Sherwood Towers is just within Bukit Timah Plaza. I get almost all of my family's daily shopping needs and food without having to drive out or leave the area. It also happens to be within walking distance to 2 future MRT stations.
2. Facility improvements. Recently, a new gym was added, the swimming pool re-tiled, a brand new karaoke room installed, and a new function room built. This month, the building will be repainted, for a timely makeover.
3. Nice surroundings. On the higher floors, it has unblocked views of Bukit Timah Hill on one side, and city views on the other. It does get noisy sometimes, and I strongly recommend sound-proofing the windows as a solution.
4. Rental yield. Due to its good location, rental has been around 3.5k, and at a buying price of S$1.1m, the yield is 3.8%. Rental yield may increase further when the new MRT line opens. This condo is strongly recommended for investors looking for value buys at a good location, with great savings over the higher psf prices of the surrounding condos. I recommend this building for: City Living, Outdoors & Activities, Families with Children, Students, Western Expats and Asian Expats.

Sherwood under huge renovation

Sherwood Towers is undergoing a huge renovation such as Swimming pool, Karaoke, Gym. Swimming Pool will be ready by 28 Jan 2011. The current gym will be replaced by a new Karaoke room and the Gym will be moved to another location. Painting of exterior will be conducted by end 2011. At these current price, there is still room for appreciation esp when the MRT is going to be ready in 2015 and also a potential enbloc candidate.

Value for money and excellent location

Sherwood Tower may appear old on the exterior, however, you can renovate them to your own liking and its units are very spacious.
Most importantly, it is A LOT cheaper than other neighbouring condominiums - such as Suites de Laurel, Jardin and Floridan - all of which are selling for $1300-$1500psf.
Sherwood Tower is also within walking distance to many amenities such as Bt Timah Plaza, BT hawker centre and good schools such as MGS & Pei Hwa. It will also be very close to the upcoming Beauty World MRT station.
With so many pricey new condos in that area, I feel that Sherwood Tower offers the best value for money, if you do not mind the aged exteriors and some noise next to the roads. You can spend a little money to renovate the place to your liking and do some soundproofing and still get to keep the change to buy another unit! I recommend this building for: Outdoors & Activities, Families with Children, Students, Western Expats and Asian Expats.

Noisy living

The living environment in Sherwood tower is very noisy, as the condo is surrounded by roads all around, 7days a week n 24 hours a day..
This is experience of my frens/acquaintances staying in Sherwood Tower, a 30year project n the buildings r very old as well.
I was there a few times, n couldn't take the noise fr the surrounding rounds, such as the PIE expressways, as it's quite disturbing.
Not recommended for quiet n pleasant living, as the asking or mkt valuation price is too high. At the same time, there r a few new, nicer n better condo projects in the vincity, e.g. suites de laurels, floridian, jardine n etc tt r worth checking out too if u consider an investment in this neighbourhood.

Convenient Location

You have everything just at the tip of your fingers! From Supermarkets to Fast food and Good Schools within walking distance! Future MRT is also coming up and yet prices are still so attractive compared to many of the other developments down Bt Timah road. Good for family who want big living space but does not mind a 99yr leasehold.

Very accessible place

Hi just want to say a few words regarding my 2 years stay in a studio unit in Sherwood Tower.
This place is fasinating and exciting place to stay in. With Hawker Center nearby, you can get delicious with reasonable prices from 80 over stalls. Many other restaurant is stretch over Bukit Timah Area.
If you like outdoor, hiking Bukit Timah Hill is within distance and you can challenge yourself everytime you make a climb up the hill.
In the Plaza, you can shop for your daily needs in NTUC Finest. Basic facilities is all equiped in Sherwood Tower.
Many major Schools is located nearby too...
