Invest in Land of a 999 year Condo

There are only 316 units as compared to other development around which is 500 units or more. The land become more valuable if you look at long term investment. Base on a 334K SQFT Land area, per unit actually owns a 334,000/316 units = 1056 sqft. And base on 1.4 plot rate, you actually have 1479psf ppr of 999 years land area. If you 2012 1st quarter 99 years private condo land sale by URA, it is already about $600 psf ppr. Therefore theoretically the value of this property base on land sale is already 1479x600 = $887,848 you will get if you sell the land. I believe this development is a good potential. For below reasons:
1. Land of 999 years/ Freehold condo is precious in Singapore if the number of units is low.
2. Big units of 999 years selling at 700+psf NOW>
3. In time to come when land appreciate, it is as good as or next choice next to buying a freehold landed (landed property appreciated too much).
4. 99 years property may find depreciating value of land than 999 years or freehold. I recommend this building for:
1. Land of 999 years/ Freehold condo is precious in Singapore if the number of units is low.

Development : Old
Carpark :Open...Not good when it rains
Facilities : Gym room too small, Tennis court too near to road, swimming pool to dirty.
Carpark : Too many ants everywhere, limited visitor lot.. Visitor lot near to guardhouse... Visitor have to walk very far. 2nd car not allow. Saw resident being wheel-cramp... Rediculus...
Management stuff very rude...not helpful... Barbecue pit have to rent...No feeder bus to MRT station..Suggest to change management..Very poorly managed...Lastly, this development have alot of "funny" bug in the house and surrounding... I recommend this building for:

Old develpoment with old interior design. Tiles at living room old fashion. Only can park 1 car. 2nd car owner treated like outsider. Chairman cum carpark attendance will help to call guard to wheel cramp "RESIDENT".. Noisy especially at block 8. Many bugs around even in the house. Visitor lot only at main entrance area. Have to walk around 200 metres to visitor lot from blk 8.
I recommend this building for:
Western Expats.
