any idea what is the current valuation for 5 room sembawang drive block 412 low floor?

There is a hdb project in progress in front of my block 466B, sembawang drive. This project consists of 4 blocks of hdb flats, supermarket and coffee shop, how much will these amenities will increase the pricing in our block? recent sale show that the 5rm flat cost about 420k to 455k.

There is a townhouse in Sembawang called Springhill. A new NSE will be built that cuts through the area. Although it will not touch Springhill, will it be too close in future? Was driving pass the other day and notice Seletaris which will be affected by new NSE is quite close. Pls advise, and will the value of springhill drop as a result. Thanks.

Is it all right to invest heavily on FH Land-Title Landed Property right now? First, we saw a 99yrs leasehold land sales @sembawang sold at $300psf by government meaning to say that those in city fringe like D12 & D13 will see price appreciate a lot. Second, if we can control the landbank of all FH Land-Title Landed Property, in the event, government may want to buy from the pte land owner since the Residential Property Act kick in last sep'07 that any acquisition by government body will be based on current market value. Then in that case who know that even in changi, per sqft will be asking for S$5000.
