In a land scare country like S'pore occupying about 700sqkm and with apopulation of about 4.68M. Is it true that 85% dweller living in HDB, 12% living in condos & pte apt while Top-Notch 3% S'porean living in Land-Titles Landed property? In Fact, 1.5% FH, 1% 999yrs LeaseHold & 0.5% 99yrs LeaseHold? Why nowadays, government never have land sales which is FreeHold & when they acquire FH property, they put through land sales as 99yrs LeaseHold? Is It mean FreeHold Landed Property will be very very limited & talk of the town in year 2008?

Hi, We are going to relocate in Singapore beginning of August (probably for 10 years). We are studying the possibilities of purchasing a 2 or 3 bedroom appartment in Dover or nearby, with a maximum budget of 700,000 Sing dollars if we can get a 80% mortgage. 1)Is it possible to find any freehold or 999 years flat at this price? 2) On the other hand, if we buy a 15-year old or more flat with a 99-year lease,does it mean there is only 84 years or less left on it, and where would that leave us if we want to resell in another 10 years? Would the sale still enable us to refund the rest of the loan, or would the flat have depreciated too much because of the few remaining years? Thanks for your comments.

What would be a good estimate of price differences between a 99y leasehold, a 999y and freehold? And why would i buy a 99y leashold if it will depreciate 1% p.a as at the end of its life it'll be taken back by the government. Shouldn't investors be very much more willing to pay for freehold, and how much more should investors pay? Thank you.
