Hi Gurus
i would like to market my exec maisonette at bt batok st 52, high floor and move in condition, at 600k. Do you think the price is reasonable??

Hello Sharena

We do see EM units in Bukit Batok Central and along St 25 transacting at over the 600k mark but those are few and far between - coupled with the recent tightening measures, it *might* be higher than what the market is ready for. To set a price expectation, you might want to get a HDB valuation of your unit and set a more realistic COV. That said, it really depends on how urgent you want to sell off this unit.

Dear Sharena,

Is the EM the house that you are staying at now? Sorry to ask this question as we are concerned if you have another place to stay after selling because as property agents, we are not only concerned about selling, we would like to consider other factors for the best interest for our clients.

For the price that you are asking, it may be possible. Despite the property market has cooled down due to the new property regulations,the average resales price is still on the rise due to increase in valuation price.

We would suggest a valuation to be done to get the official valuation price. Therafter, we can discuss on the cash portion to set to match your desired selling price possible. The cash over valuation depends on your unit condition and other factors like location,etc.

Dear Sherena,

The best advise i would give is in fact to get a valuation done first to decide if its suitable to market your unit at $600k as this price will include a high or low COV a buyer has to pay if so happen your valuation is low.

HI Sharena, depend on your unit condition. Now market for HDB have soften a bit as I am marketing a few EM at Blk 628, 122 at central and viewing have been slow..

Hi,

The highest transacted price for an EM at Bukit Batok St 52, was a 6 - 10 storey unit at blk 524. The unit was transacted at $580k.

I will not say $600k is not possible, but it really depends on the valuation and condition of your flat.
