Worth to buy now?
I saw a unit there that i like. But i have a few worries. It has tried for collective sale a few times and i found from my agent that many residents there are still hoping to go for collective sale. Asking price is pretty high considering for a 27 years old and there are a few need projects around. And what if another round of collective sale and it's successful, it will be very troublesome for new owners. Place seems quite old and run down but i must say that units are generally big.

Tulip Garden
Overall impression: Tulip Garden tried (and almost succeeded) in going en-bloc. I think the owners are planning for another go at it. Looking at the future number of new private housing in the area, I feel that rental will certainly take a beating. As it is now, rental yield with respect to the asking price remains low. Wonder if the developers still have the appetite to stomach yet another piece of land in this area.
Interior: (3/5) Some of the units (especially the tower blocks) are designed with odd and awkward corners. Roof terrace and balconies of mais units prone to water leakage as seen in many units. Buyers should pay more attention and be especially wary if unit is newly painted/white-washed.
Exterior: (3/5) Nice landscaping with mature trees. Exterior painting looks fairly new now. Access to upper mais is via unsheltered stair-case which can be a bother if not a safety hazard during rainy season. I prefer the lower mais units for easier access. Traffic noise is a problem during peak hour as it is near busy roads (Holland Road and Farrer Road).
Facilities: (4/5) Has most of the basic stuff. Swimming pool, tennis courts, squash court, BBQ pit, playground. Ample parking space, some with full shelter. Can do with a gym.
Transport links: (4/5) Near to future MRT. You can also go to town on various bus services (which explains the traffic noise during peak hours). Not really near major express ways - need to brave the traffic during peak hour to reach either PIE or AYE. Travelling via Holland Road is still quite smooth during peak hour traffic.
Amenities: (4/5) Near Orchard, Botanic Gardens, market, schools (NYPS).
Management: (4/5) Managed by Ho Kam Weng Valuers and Property Consultants.
