Is it all right to invest heavily on FH Land-Title Landed Property right now? First, we saw a 99yrs leasehold land sales @sembawang sold at $300psf by government meaning to say that those in city fringe like D12 & D13 will see price appreciate a lot. Second, if we can control the landbank of all FH Land-Title Landed Property, in the event, government may want to buy from the pte land owner since the Residential Property Act kick in last sep'07 that any acquisition by government body will be based on current market value. Then in that case who know that even in changi, per sqft will be asking for S$5000.

I'm selling my 4rm flat in Sembawang, 5 mins frm Semb MRT. Valuation for my flat is S$322K + expected COV is $20-25K. Due to its gd location/proximity to amenities and high floor, the last transaction in my area was $350K for 4rm. However what is delaying the sale of my flat now is becos I only hv 2 bedrms. I had joined the master bedroom with the 2nd room becos of its origin small size. So far I had 40 over potential buyers coming to view my flat but no serious offer since many are looking for 3bedrms. Any advise if I should be reducing my COV or what else should be done to make my flat more saleable to potential buyers...my valuation expires mid Dec & I'm worried if I still can't sell it, I may hv to revalue my flat then and the new one may not be as high.

The valuation for my current unit in Sembawang (located just opp MRT) is due to expire in 6 days and we had just received an offer to buy my flat at value ($322K) altho my cov is only asking for S$12K (down frm $25K)....I'm in a dilemma now whether or not to accept this only offer despite past 2 mths of mktg my flat without any solid offer yet. What is the likelihood that my new valuation may or may not be higher ?
