Hi Gurus, I have a 4 years plus old Redhill 4 room HDB flat (100 sqm) next to Redhill MRT station. It's on high floor >15th storey. Designer decor and renovated (abt $50k) in mid 2007. The master bedroom and the common bedroom are combined thus there are only 2 bedrooms instead of 3 originally. Of course the wall can be reinstated with some reno. I am planning to sell once the 5 years is up i.e in early Mar 2011 to lock in the capital gains. Can I check whether the combined 2 bedrooms together will affect the valuation price i.e my selling price??Any idea how much I can sell for and when is the best time to kickstart the selling process (considering the 5 years is up in Mar 11). Appreciate your advice. Thks.

I have bought a 1400 Sq Ft flat in Dec'2006 by paying 100% advance. I was promised that the developer will give the handover by 24 Months i.e. by Dec'2008. After the delay in nearly 18 Months,Now at the time of registration in Mar'2010, i came to know that the property is actually 1250 Sq Ft. The developer says that they sold me in lesser amount and hence they have reduced the area. I have given a threat to them to go legal way. Its been almost 6 months now and they are not listening to any thing and not giving any compensation for reduction in flat area. For delay they are giving a compensation. The developer says that till the time I sign a no claim affidavit with them, they will not get my property registered. Please suggest what i should do. Regards Siddhartha Singh

The master bedroom and a common room are combined thus there are only 2 bedrooms instead of 3 originally. Of course the wall can be reinstated with some reno. I can't decide if I should rent or sell the flat. Some people advise going for rental yield and after 20 years, the flat is free. Some suggest going for capital gains since HDB market is strong now. Any idea how much can I rent it out and how much can I sell it for? Any advice?
