I bought a studio apartment in Geylang area with flr area 410sqf and will TOP in 1 yrs time, would like to know the estimated rental return? and any agent could help me to rent out?
If in future I would like to invest in another private properties, wht is the best option in term of rental yield for 1 bedder, 2 bedder or 3 bedder?

As the TOP is next year, the rentals would certainly be different from the current rentals. The yield is around 4% and above in Geylang as the Principal is low ( as compared to other areas).
In the current scenario for my Investor Clients who are looking at good rental yield i am picking up units with 4% gross yield. In a worse scenario this can atleast remain anywhere between 3.5 to 4%
Yes there are other locations too where we can source good units.

Hi Lee,
Geylang properties as mentioned can fetch around $2.3k - $2.6k easily for a 1 bedroom basing on the current asking rental and the caveat lodge.
Its hard to advise which is the best option at this point of time to invest in a 1,2 or 3 bedroom as they all have their own investment benefits and also, will depend on your comfort level of investment
Currently I do have a new launch in Geylang Lorong 26, Rezi26, that will be holding its preview on this Friday, 7th Oct.
Rezi26 is a Freehold development with 106 units that consists of 1-3bedroom, 1-3bedroom Penthouse and also, a Conservation Bungalow as a Clubhouse. Prices are very attractive as 1 bedroom will start from $490k onwards and Penthouse as start from as low as $850psf. Currently more than 35 units has been sold in this week VVIP preview, strictly by appointments only.
If you are keen in Rezi26 and would like to find out more, do contact me as soon as possible to enjoy the current 10% + 8% discount before the developer further reduce the discount, possibly on Friday

As for future investments, I have always favoured a 2 bedroom unit with an utility or study. Just about the right size to suit most families with 1-2 kids.

I can assist you to rent it out, firstly I will do an analysis of rental in nearby project and establish current market condition for this area, then of course depending on whether it is fully furnished, facilities and amenities, we get the rental price.
