I am interested to invest in D9, what will be the approximate psf? Do you think this is the right time to buy? It is better to buy from developers (i.e. not TOP but deferred payment scheme) or get from the existing development (i.e. units obtained TOP)?
I intended to invest; do you think D9 is the best choice for quick appreciation? Someone told me Parc Sophia is a good choice at this current market, what is your view?

Psf in D9 Sophia rd area/wilkie rd is $12xx psf. Used to be $16xx to $17xx psf in the past.
Definitely a gd time to buy. However now it's too late to buy Parc Sophia as it is all sold out.
Another nearby dev is Mt Sophia Suites (total 50units).
3 units left as units have been selling fast due to the revised price:
#01-06 1+guest 689sf
#01-09 2bdrm 721sf
#02-09 2brdm 646sf
All priced at $1250psf. (Direct Developer's Sale)
It is good to buy direct from developer as usually the valuation can match the asking price, so need not fork out any cash on valuation.
Interest Absorption Scheme is avail, so you pay only 5%+15%, and nothing till TOP.
Mt Sophia Suites TOP no later than Dec 2011, so hopefully market would have recovered by then, and you can subsale it at a higher price when it is near TOP.

What kind of rental yield do you think it will be for Mt Sophia Suites (or projects around that area)?
Why do you think projects in Sophia Rd/Wilkie Rd are good buy? There are some night clubs at the side of Parklane (at the junction where you turn into Mt Sophia Rd) which I do not feel very comfortable, what is your opinion?
Lastly, do you think Parc Sophia is a better project than Mt Sophia Suites comparatively? If yes, why are some of the transacted prices (recorded is URA website) are lower than 1,250 psf quoted by you on Mt Sophia Suites?
