Good morning, I would have some informations about renting a flat in Singapour. Indeed I may be expat from my company but I may take a personal lease : - How much is the stamp duty for a flat between S$3000 & S$ 4000 ? should it be paid only once or every year ? - How much is your agency commission ? - How much is the average monthly maintenance charge (for a rent max S$4000)? - Most of your proposals for renting are partially or fully furnished ? When it is fully furnished, is there a percentage of lease in the rent ? or any special tax ? Thanks a lot & regards, Elodie P.

Dear Sirs/Madam.

A. For Stamp Duty it is based on this formula ,

1.Monthly Rental Multiply by 12 month divide by 250
2.Round up the Decimal if any
3.Add $2 for Duplicate and $5 for admin

Example . For rental of 1 yr or below ( 1 to 12 Months)

Step 1 $1300 X 12 = $62.40
250

Step 2 Round up to $63

Step 3 $63+$2+$5 =$70

For 24 to 36 months you will need to multiply by 2 after you round up the decimal
For 37 months and above you will need to Multiply by 4 after you round up the decimal

B. The Agency Commission
The market rate are as follow

1 Month gross rental for lease of first Twelve (12) months up to Twelve Four (24) months

1/2 (Half)Month of a month gross rental for lease of less than 12 months

C. The maintenance charge is usually agree upon with the landlord and tenant due to case by case basic and requirements.

D. There is no extra charge between partially and fully furnish, it Is usually up to the Tenant as more of them have their own Furniture,

Hi,

You will have to pay stamp fees if you are going for rental unit.Base on S$3000- u will have to pay the stamp fees of approx $155/-
Payment will be only once once you have signed on the tenancy agreement.
Commission will be a standard charge of 1 year lease - 1 month commission.
You will not require to pay any maintenance charge unless the landlord required you to service his aircon every 3 month or so.
You can choose to have a partially/furnished unit- depends on your needs.
no percentage or special tax BUT the rental for fully furnished will slightly higher, subjected to location and owners demand.
