Hi, my fiance & I are looking for a bigger HDB unit ( EA, EM preferably) else a 5 rm in either Hougang, Serangoon, AMK , Bishan or nearby premises. However, we are hoping to find one with low COV (eg.$20K or lower) is this possible ? We do not mind level of the unit / if it's not well furnished. 'cos we're desperately looking for a unit to settle down in. We're still eligible for HDB Loan though.

I Personally stay in Hougang area now. I do have a good grasp of the geography here.

With COV $20k, i hope you dont mind, but no offence, Is falling verg short of expectations for seller staying in EM/EA.

Good news for you! I have a nice 5I Corner that is selling at BELOW $20K. It is very well located - just a few minutes walk to the MRT Station.

Nothing is impossible most to most we can do some adjustment a little bit more wont cause any harm as you would really like to settle down. do ring me up if you are interested in hougang area.

In today market, it's not possible to get COV below $20k especially when you are looking for a bigger unit.
You may let me know the amount of your HDB HLE and the adjusted COV budget, as I can assist you in search for your dream home.
