Hi, I hold an E.P. in singapore. I am holding an investment (private property) in Singapore. I am looking for more opertunities to invest. 1. Can I invest in HDB properties, as an E.P. holder. 2. I would like to get a feedback on the number of buyers available for my property and the price I can sell at currently. 3. Which is an apt area to invest in Singapore? 4. What happens to a property after it completes its tenure of 99-yr. lease in Singapore? Is it better to invest in a 99-yr leasehold property? 5. What is the future of the market, is it a trend upwards or downwards.

Here are the answers to the burning questions you posted.

1)Sorry. HDB apartments are meant for Citizens & Permanent residents. Unless you marry a Citizen then you will be eligible for HDB's Public Applicant Scheme. However for resale market only.

2)I can compile a comparison analysis report for you, showing you the transaction volume & transacted prices of your project.

3)A good area will be somewhere located near commercial developments such as F1 track, IR, Sports Hub, Science Parks etc.

4)In simple theory, the government takes back the land once the lease is up.I am not too sure of the details.Give me time,I will extract the reference for you.There are tenures of 60(usually for industrial projects),99,999 years & Freehold. Freehold projects are higher in demand than Leasehold provided the location is good.

5)The future is uncertain. I am not a fortune teller. But I can say that there are possibilities of growth in high end luxurious primary sales market due to Singapore being one of the most economically stable country for the time being together with the removal of the estate duty.

While sales volume of mass market projects may be affected due to consumers bracing themselves to face the projected inflation of 6%.I can't say whether the market will go for a bull or bear rally.All I know is the gap between the poor & the rich will get even wider.
