How does HDB does valuations?
Do they look at your reno?
Does keeping my place clean, neat and tidy before the valuator comes affects the valuator's valuations of your unit?

Hi Khoo,
Valuation is based on previous transcations, and will also depends on the condition of the house. Other factors include, the facing, low/high floor, block/unblock view, distance to MRT, distance to central area, etc.
They do look at reno, but I dont think nice renovation will result in very high valuation. I recently did a valution for HDB unit with orginal condition and the valuation was much higher than nearby for sale units that is renovated.

HDB valuations are usually conducted by the Comparable Method, meaning to say they will assess the price of your house by comparing a next-similar unit.
Usually I will go through in detail with my sellers the exact areas and spots to look out for before the we conduct the valuation. Most times I will be present early on the day of the valuation, and if I'm not satisfied, I'll touch up the house with them!
Though it can be a hassle cleaning and improving the house condition, most sellers do take my advice and fortunately, many of them end up with a higher than usual valuation :)
