Hi,
Please get out while you can and if you are referring the unit you are renting is a HDB then without approval to sublet the whole unit then is illegal and worst the person that sign is not the owner/landlord (single owner/landlord?)thus the TA later that you are going to sign will not be valid same as the LOI. Since 1 Feb 2010 even room rental have to declare the tenants details to the HDB thus is a matter of time your unit would be check and better to be safe then sorry. Yes the price might be attractive but remember the consequences are far much greater. Good luck and an advance Happy CNY cheers.

Consult an attorney with regard to this matter and before signing any further documentation. Never based an agreement on "trust" alone, you will not have much (if any) recourse if something goes wrong and you may be liable if can be proven that you have (even unknowingly) acted illegally.
