What is the property value heading to: up or down in the next 5 to ten years. How much will the subprime in US affect our property market. Is this the right time to enter the market or it is better to wait till the time when we know how the subprime problem will affect us.

We should not be too concerned about sub-prime financial crises and the aftermath. Firstly, we must recognise that it is an expected outcome of the US financial market.
The economic and currency integration of European 22 nations, strength of China's growth, plus Japan and India, the world now is in better position to absorb the impact of US weakness.
For Singapore, as we do not see any mid-term future unemployment. The inflow of foreigners, foreign funds, and the $16.1b worth of fixed asset investment in manufacturing,there is an underlinning support for our property market. Occassionally, you may spot some cheap buys due to speculators' need for cash to cover loss in other investments.
Morevoer, we are just in the infant stage of property boom. Buyers are always there but they too want to wait for "cheap buys".
Having stated the big picture, buyers should do their home work to spot a good buy.

Due to the recent volatile Asian financial market, there have been speculation whether the property market will be affected.
Although the private market has been quite since Dec, however, the demand of HDB is still there due to the government's plan of increasing the population to 6 million. Highest transaction volume is in Woodlands followed by the other estates located in the corners of Singapore such as Jurong. Due to the unrealistic asking price of the central district sellers.
Although the transacted price in Marine Parade has passed the 700K mark, actually there were only 3 transactions in the month of November.
You may find good bargains in the private market due to investors holding back their horses in the midst of the stock market chaos, but as for HDB, the demand will be there as long as the influx of the PRs keep coming. Except that the valuation of the HDB may be affected.
