Hi Sam,
The most important aspect of consideration is if the selling price is able to match your investment objective.
Selling now before TOP or after TOP will not make a difference if the price is met, of course, taking into consideration of the interest to be paid as well as maintenance fees should the project has TOP.
8@ Woodleigh is a project that is pretty well sought after, however, with the implementation of ABSD, most buyers will be more prudent in their purchase therefore it is worthwhile to give a good thought on your selling price.

great feng shui,
in-demand unit number,
located at higher floor,
or perhaps better interior layout,
than maybe it make sense to sell after TOP to exhibit/present your good unit to walk in buyers,
or else it is best to sell AS SOON AS POSSIBLE in a falling/buyers market.
