Morning Grey,

You can do simple comparison against other similar units that are selling around you. But do note that some of the sellers are testing the market hence asking sky high prices.
Other factors like your unit's exact location, facing, amenities, level, area size and condition does make a difference. It's still more advisable to engage a professional salesperson to assist you.

Thanks Mike. I've checked resale flat prices of my block of flats, and don't think I have a good sample size for comparison. In such an instance, would the professional salesperson be able to compute based on the aforementioned factors? I am thinking of selling my flat in Segar around Feb/Mar 2012, and want to know if there is anything I should do now to optimise the value of my flat?
